I usually refer buyers of my listings to other agents. However, if they insist on working with me then yes, I'm very comfortable. Whether they are first time home buyers or not.

All agents get comfortable pretty quick when it comes to getting double the commission.

I don't care how ethical someone claims to be, having the buyer and seller in the same transaction is not ideal for either party.  

It is called "conflict of interest"...even if there is nothing dishonest going on.

I have never allowed that to happen.... every buyer needs representation, especially a first time buyer..... I need to sleep at night....working that first time buyer without representing the buyer is greed at its best....

I do, provided that they have a clear understanding of Agency. Acknowledge both verbally and in writing that they are not represented in the transaction and it's best for my seller. 

I enjoy first time buyers and they are a series of potential future transactions if handled properly.
