Most buyer's agents want to write a clean offer, so knowing the seller's desired close date allows them to accomodate the sellers on that issue. It's nice to start out giving the sellers something they want without costing the buyer more $$$.

If it's the seller's preference & it's not a must I would save that conversation for when we're talking offer. I feel like discussing preferences prior to the buyer even seeing the house is jumping the gun. It could even get your listing X'd off the list of houses to be seen by a buyer who doesn't share that preference.

IDK. I think yes because if the seller absolutely has to stay in the house for a certain amount of time maybe they're having a house built or something, if a buyer needs a quick close then let's just not waste time.
However, for the seller to impose additional terms that may scare a buyer off might not be the most strategic thing.
But if they can't get together on the timing, then there's really no sense in proceeding with that particular property at that particular time.

I would indicate most negative thing about my listing so we get the most qualified and motivated buyer to make an offer.  The details about contingent on home of choice or a long closing if mandatory would be in the agent remarks.  The buyer's agent has the right to decide who to bring to my listing.  I would suggest closing at the earliest possible date and getting a rentback to avoid falling out of escrow.

I would put it in the Agent's Remarks section in the MLS..."seller prefers a closing date after August 8th" or "seller prefers a Thursday closing" for example. Disclosing a preference is a Pro.

There's no reason to not share it with potential buyers.  If the buyers need another date, make an offer the sellers don't want to lose to accommodate the buyer's settlement date.

How can anyone interpret this as anything other than giving the buyer a clue how to make their offer more attractive.

"I can close in 4 days or 9 months. Very Flexible." Such inclusion in a purchase offer can alleviate much anxiety for the seller (who indicated TIMING IS A FACTOR) Sellers value highly certainty and will often be more flexible with pricing when there is less stress.

The listing often states the owner likes to stay after escrow until they can find a new place or motivated seller.  You work out the details.

If there is a need to close on or near a certain date, that should be stated in the mls comments. I find nothing adverse with that sort of informaitn and it can save time.

If I have a seller who knows upfront they need an extended close date I put that information in agent remarks in MLS... if seller can't consider offers from people who need to close quickly why waste time? Anything that's material to a seller should be disclosed up front so people know what kind of an offer to make.

The agent remarks here often have something like, "contingent on seller finding new home - actively looking" or "seller cannot move out until August 1". I do think those are important to include. Then people who must be in a new house on July 1st will look elsewhere.

As a buyers' agent, it's nice to know ahead of showing in a hot market. If the timeline doesn't work for them, why bother showing? 

It's also nice to know if the buyers' timeline is flexible in a multiple Offer situation - that will often put an Offer in the lead because a Closing date is very important to some sellers.

I don't have a problem with them sharing it!

Sure, if it's important why not.  If it's not important, I wouldn't. If a client wants an extended close period or a rent back, I may include a comment in the Agent Only section that an "ideal offer will include a rent back up to 30 days or an extended close".  We've been in a strong seller's market for a long time, and it isn't a big deal to ask.

The Seller can always counter with a close of escrow date. In a Seller's market, if the Buyer's agent asks whether there are terms that the Seller would like, then why not mention it?!

I'd probably list it in the agent remarks in the MLS vs. the consumer facing side. That way the agent has the info, but isn't likely to mention it to the buyer unless the buyer likes the house and decides they want to put in an offer or unless the timeline is unusually short or long, so the buyer can decide if they'd still like to see the home. As Jill Murty, Realtor - Orange County, CA, said, I'd prefer to know what date a seller would prefer to close in order to have an offer most in line with the seller's needs.

Why not?  Setting expectations levels the playing field. If a seller wants a long close and needs a 60 rent back - I'd want to know that before looking at the home.
