This has no bearing on whether or not I show the property. If I need more commission, I'll get it from my client. If I need to. I just closed a commercial lease where the commission was $200. The listing office was woefully uncooperative and I did far more than $200 worth of work. This is a national tenant who I've placed in 6 locations in the past 5 years. And we have more locations to go. I have made thousands of dollars from this client and when he asked me what do I owe you? The answer is nothing and or a bottle of tequila. And just stay happy with me!

I'd show it so long as my buyer knows they are going to owe me whatever commission the seller does pay. Gives the client the option.

This tells me you do not use a Buyer/Broker.

I simply remind the buyer per the BRE that anything under 2.5% they pay the difference. I show everything the buyer is willing to cover when needed.

I show it, if it meets my buyers needs. If the offered commission is not acceptable, and my buyer really likes it, I do a Buyer's Agency Agreement for the commission amount I want and request the seller meet that term as well as the others.  

This hasn't been an issue often.

If a client wants to see a home, we see it. I have a fiduciary responsibility to show it. Your BRA should be covering your commission should the client decide they want to fully pursue that home despite the oddity of the seller not covering the commission to the buyer's agent.

Flat fee broker is the one who takes a reduced commission. Commission has no bearing on what I do or don't show a client. But the client might have to kick in a piece of my compensation pursuant to our buyer agency agreement.

You are obligated to show all listings. Some you tell them up front you are working for slave wages.

On business or commericial often listing agent collects 100% and leave buyer agent with nothing. You need to work out with buyers.

My goal is to find my buyers' dream home - my commission is not relevant here. I would absolutely show the property...without hesitation.

However, if the commission is lower than the buyer has agreed that I will receive, the buyer will cover the difference.

It is always disappointed to see lower fees on the buyer side for the agent unless it's a luxury property.  We work hard for our money and I learned a long time ago not to compromise on commissions. However, if my clients want to see the property I will still show it.  Ethically it is the right thing to do.

As most have said, our responsibility is to our client and of course we show the property. My Buyer Agency agreement dictates what I will be paid. 

However, in the few instances it's happened, I have approached the Seller's Agent to provide the difference (as directed in my Buyer Agency agreement) and have never been turned down, nor have my Buyers had to make up the difference. I know there has been a lot of discussion about this, but it's legal in Colorado if directed by my Buyer as outlined in our agency agreement.
