They make all sorts of assumptions about costs with a traditional brokerage that may not necessarily be there. I understand they also don't pay market value for the homes. Nothing is ever totally as it seems.

Everyone is looking for the next bit thing and real estate has vunerability as tech gets more sophisticated especially with AI and AR.

      Opendoor, Redfin, Zillow...  a Juggernaut that cannot be stopped.   The way that real estate is bought and sold is undergoing a seismic change.

I hope the investors know what they are doing.

it's all about the sale price....and they are absolutely not paying top dollar.... they have to carry it...repair it....and they need a profit....  it's just like the guarantee sale by real estate office.... the office that buys it isn't paying fair market value....

Rookie investors and sellers who are taken advantage of - it's a slam-dunk 'stupid is as stupid does' scenario!

I've seen this and our community has it's first "Open Door" listing...will be interesting. I think this business model attracts a certain client. Will look in a year to see how this business practice plays out.

And when the inevitable correction arrives, their value will plummet.

I read it this morning, time will tell what happens with them. They bought some homes in my area, some needed work, some didn't, I'm happy to tell you, most are just sitting in MLS.

They come across friendly and sweet, promising the world while stealing a big chunk of the seller's equity and lowering the neighbor's market value.

Ron and Alexandra Seigel  As others have said, the client are now dragging their realtors to the homes they want to see. I still say many of the online Zillow etc still have the pricing so off.

Not sure how that would change my business. 

This is proof that we don't need to be smart to have a lot of money.

Why yes I had.  They focus more on the "conforming" market while the BVO focus is on the "non conforming" market...

They will need more funding.
