I'd say my #1 tool would be price. If 30 days or less is the goal to be in escrow, then it's a fire sale. After that #2 is photos and #3 is the MLS with syndication.

I take the 30 day listing and ask for a week to pre-market the home with a virtual tour and Facebook ads. I let them know that the listing will be promoted to over a thousand agent via email to see if they have anyone looking. I demand a sign and lockbox and easy access. I then let them know the 30 days begins once the listing goes active in the MLS on the Thursday of the following week. They will need to price the home at market value as well.
