Karen, there is a paragraph in our state contract that a seller agrees to that would let a listing agent share the details of an offer received, but I never would without the sellers permission. It really could benefit the seller in a competitive offer scenario. I don't know too many agents who do share that info.

Details? No, probably not. Only that another offer or other offers was/were coming in.  Write up your highest and best offer is the most I would probably suggest to them.

Before even getting offers, i discuss with my seller pros and cons or what to share and what not to share. In most cases telling buyer agents there is an offer coming in or just came in will result in more offers. More offers mean a higher selling price for my seller.

2.  What Michael J. Perry said, IF the market is strong.  

3.   Let that Buyer Agent do all the talking.  Ask them, "What is your Buyer offering?  (price AND terms)"

4.  Verbal discussion only.  I won't put it in writing, text, or email.

Limited info only and never specifics of price or terms.  I may share loan type, especially if they have a stronger loan type.  Never amount down or exact price.  I will share if they're close to, at or over full price as well as how many offers there are.  Lets the buyers put their best foot forward.

 

Like you said in your response to Mike, it's advantageous for the seller to get the best possible offers.  When I represent buyers, I always call for that type of info to and greatly appreciate when I receive it.

Depending upon the details.  For example, in a multiple offer situation, I would inform all buyer's agents that we are in a multiple offer situation, give your highest and best by xxx.  I may also include what will appeal to sellers, for example, short option period, quick closing, sales price, etc etc.

CAR Form PRBS, that we are requred to submit with contract, clearly states  offers are not confidential unless a confidentiality agreement is ratified by all. It goes on to state the various secenarios where this would be advanageousto to seller, though best to get sellers approval first. My market is extremely tight inventory and I always discuss this with sellers upfront , as this has resulted in better offers and yes I share the same info with ALL agents. As a buyers agent, I always ask the listing agent , How many offers, above list and cash or finance. This saves us both time if my FHA buyer can't compete. I like being collaborative, I find it makes for a smoother transaction, while doing my fiduciary duty to my clients. I threw this out there to ignite discussion, and boy did it! Not bad for my first day on ctive Rain...

Sharing informaiton about existing offers can set a benchmark for other buyers and their agents to surpass. Or...it can scare them away. Of coures, if a new, higher offer comes in, you have to go back to the earlier buyer(s) and offer them the opportunity to go improve their offers.

Or...you can simple tell everyone to take their best shot, review offers with the seller who can select one or make counter offer(s).
