I do notify other agents as it's the polite thing to do... I let them decide if they still want to show for back-up. Overall, not a big issue here as most contracts are ratified within 24 hours or less of acceptance. Once the contract is signed, I leave it up to the sellers to decide if they want to continue accepting showing requests.

If the offer is signed by both parties, it is pending...under contract...not available to purchase.
Why take a buyer to show them what they cannot buy? Why give them FALSE hope that the first deal will die?
My job as an exclusive buyer broker is to find a good home that the buyer can actually make an offer on. I don't know any good buyers agent that will show a property that is already under contract.
Luckily, our MLS requires signed contract to be put in pending status within 48 hours.

There is a mls requirement to report status change and that is followed. Showings are decided by a discssiion with the seller. Typically showings continue until contingencies are removed but over the years I have found that the number decreases/ stops after the status is changed to the property having an accepted offer.

Once it's on "backup" on the MLS, I let agents determine what they want to do. If there are any scheduled already, I would let them know. However, if there are some scheduled and we have an offer in, at that stage I let the agents know in case they want to speed up making an offer before seller accepts one. I want my seller to get as much money as possible, and it doesn't make sense to rush the seller to accept an offer if others could be coming in.

I suggest tha the seller honor scheduled showings and change the MLS to indicate that all showings come through me. I'll relocate the lockbox and only let the selling agent know where it is. I tell my clients that we should price the home right, get a sign up and allow as many showings early and get into escrow so the intrusions can be stopped quickest. This is a good listing tool to get the best price and terms.

we in New Jersey have:
NJ State Law, MLS Rules, Realtor Code of Ethics and
Real Estate Commission Rules (which are not necessarily law either)
we are the only State i know of that has a 3 day "Attorney Review Period", where either party's attorney can cancel a sales agreement within 3 business days (excluding holidays) after last party receives a fully signed contract. The attorney does not even have to give a reason.
Realtor Code of Ethics require us to notify brokers seeking cooperation of the existence of an accepted offer. So, yes it is the TIMING of that notice that is most annoying.

Agents in our area are notorious for not notifying until 24-48 hours AFTER they are under Contract! It just boggles the mind that one could be so rude as to think it's okay to waste everyone's time.
However, some agents want to show for a back-up and I advise my sellers to allow them to do so. I prefer having a back-up Offer in place with each listing. It's more work but, if buyer #1 gets cold feet or we experience an issue, it's nice to have someone ready, willing and able to slide right into the first position!
