Yes and then there are agents who send Offers and don't give me a heads-up!

I've had agents who work for brokerages that are not white-listed and they go to my junk folder. So, I have to search my junk mail daily for their unexpected Offers! If I know to expect them, it makes my life much easier!

It happens, some agents get too excited by verbal promises, I dont think too much about it until I see the offer.

We have all had this  happen and we have learned NOT to let the seller know until offer is in hand! 

Yes, this happens. I don't count any offer as a given until it's been received.

The quandary is whether to notify the seller as is common practice in the area. This brings the talk back to fundamental real estate truth, "If it is not in writing its not real."

We had a listing go on the market on Thursday. We knew it would be a hot property. A buyer's agent contacted John nearly every day to get updates, yet still hadn't shown her buyer. She seemed to just want to avoid showing it and writing an offer altogether. Then Monday morning she was anxious, contacting me when she couldn't reach John to find out the status of offers and when he was meeting the sellers to respond. By then there were 7 offers and still, she hadn't shown it. -Kasey

Yeah, frustrating ... often amateurs that may be excited or professionals testing out the waters.....either way poor statement to our industry.....yet I don't chase and make notes for further discussion if we come across this agent .....

This is expected. Do not count on offers until you have them in hand.

Talk is cheap! Offers in hand are what counts.

   Now and then... usually an agent who hasn't actually written the offer yet. 

Get the message but never receive it? Hmmmmm... 

Sure does! There's so many variables when it comes to this & many Agents want to get the ball rolling on their offer so they call 1st. 

Just happened this week, deadline for offers on a new listings, 2 different agents calling saying offers on the way and nothing ever comes.

This doesn't happen a lot here, as there are certain protocols that are followed. You must register an offer with the listing brokerage in writing before it can deemed it an offer.  Anything verbal is not an offer.

Can not understand why they do that, had it happen twice last week.

OMG this has happened quite a bit to me the last 6 months.  I had one agent last week email me the pre-approval letter and stated she would email the contract in a couple of hours.  Never got the contract and contacted the agent the next day but the buyer had changed their mind.

Communication is key, and sometimes it is lacking!

The agent may "feel" they have an offer, however;  I don't have an offer until it's in my hands.

I typically follow up if I haven't received it. When sending an offer I ask the agent to acknowledge receipt. Otherwise, you are not doing your clients service.

Usually only once. Then of course I hold my breath, cross my fingers and wait patiently for what never happens.

I learned years ago never to believ I was getting an offer on a listing until I had it in writing.

It's been rare over the last few years. I get more offers from agents without advance notice it's been sent.
