I just sold a MH to a young man who otherwise could never afford to OWN a home. It's a starting place for many and a refuge for many. While some parks are definite eyesores they are "home" to some families that would otherwise be homeless.

I'm in California - I hsve known "mobile homes" to be priced in excess of $1,000,000.    I leave the decision to add/remove mobile home parks to the area's jurisdiction.

Mobile homes have a bad rap, sometimes deservedly so. But, sometimes they can be a great option. If that's all a person can afford and they want their own home, they give up some privacy and land in exchange for a place they can call "theirs."

The median home price in my area is somewhere around $300K, with median property taxes of $12K (for active listings). So a buyer of a typical single family home will pay $1000 per month just for taxes plus their mortgage/interest. I just listed a very nice mobile home that costs $30K, with a monthly park fee of $820/month. That's much less expensive way of life for someone who wants it.

They need to be protected or relocated.  This was an issue in our town a few years ago when developers bought land along prime riverfront property where a Mobile Home parkwas located.  Those people had no option for affordable housing and their homes, for the most part, were too old to be moved without self-destructing.

People living in mobile homes don't want to live in mobile homes. From the ones I have seen most are not housing lowlifes or meth heads, not housing Hells Angels Motorcycle Club either- most don't even allow motorcycles. My take on them is don't hate the mobile homes, hate the parks. While some own the land & put the MH on their land many others can't & have to live in a MH park. The park managers overexercise their rights & collect ridiculously high monthly fees for the land use. They are unregulated & they can be tough to work with.

This is not a mobile home community - it's a mobile condo community!  :-)

Manufactured home communities are popular in our area with many "snow birds" who are only spending their winter months here.  The newer ones are being built to much higher standards than they used to be.

Interestingly, there has been a quirky delemma for decades about mobile/manufacured park communities located nn upwardly mobile (pun intended) dirt, i.e. beach, lake, river, golf course, mountian resort, etc. The rents keep going up yet folks keep buying them, fixing the old MH's up or removing and replacing them with new MH's. 

It sounds like the park Michael Jacobs was referring to was Paradise Cove in Malibu. I did hear on more than one ocassion where someone purchased a space for $1,000,000 with the privilage of paying $5000/mth for the lease. Still the park owner moans and groans at 5k/space that these high roller owners are making so much money off there homes because of the land they are leasing . Go figure.

I think they are great for some buyers. I don't think that they (or any type of home) should be rebuilt over and over when it is clearly located in an area prone to natural disasters (think flood zones, tornado alleys, etc.).
