About six hours for a 1,500 sq. ft. detached condo. It was outrageous and a total waste of my time. The buyers searched for the pickiest inspector they could find and hired him. Wow.
Among the many ridiculous things the inspector "discovered", were horizontal stucco cracks. Try finding stucco without cracks. Anyway, the guy warned of the dangers of horizontal stucco cracks and advised the buyers to hire a specialized stucco inspector. WTF.
My neighbor at the time was a litigator for a firm specializing in construction defects and her specialty was cement. I asked if she'd ever heard of a stucco inspector or of any particular danger of horizontal stucco cracks. Um, NO.

As I recall, it was one of a one of my first and it was an older home and a first time homebuyer. I think it was about five hours. I never used that "recommended" inspector but the buyer became a seller a few years later and I was the listing agent. It was a very different experience that next time. Experience matters.

We all have nightmares at some point. I had one where we were in the inspection for 6+ hours. The owners came back since she was diabetic and needed to get her meds. Having owners back in the house made the entire ordeal worst for both the sides. As you would suspect the deal did fall apart because the buyers and inspector rip the house apart.

All day. Retired contractor, very good, took a liking to the first time buyers, taught them everything there is to know about a house. I met them in the morning, told them I would check back later. It was humorous, I would call every hour or so to see how it was going. "My wife went to get us some lunch... we are still working with the inspector". They finished at dinner time.
