Our Coming Soon is similar, Fred. We have two options (Coming Soon or Certification by Seller to withold listing from CarolinaMLS).
I use the best option for my sellers with every listing. Pre-marketing gets homes sold quicker and for more 90+% of the time.
I'm a firm believer in this practice and can say I have never doubled up (both ends) on a coming soon listing. I use this time to reach out to top selling agents in my area as well as the online pre-marketing that we are permitted to do with the above document.
I have every single seller sign this document and submit them to our MLS. It's an extra few steps that most agents don't want to take the time to do but, it's highly effective.

As for me personally, I do post listings as "coming soon" with the sellers permission, while the seller gets the property ready for market or while waiting for professional photos.
I do NOT see a problem with coming soon as long as the broker has authority from the seller.

I occasionally use them, but don't abuse them. we can go up to 21 days. There is flexibilty, and the bottom line is, the sellers choose. Most agents just assume that when they see a " Coming Soon" rider, it means the listing agent is trying to also find the buyer.

Our MLS implemented the Coming Soon status a while ago; properties under CS status cannot be shown (in theory), however, given our lack of inventory, it is helpful to know what is coming. Coming Soon helps build anticipation for the property and I believe shortens days on market. I don't use it, because the property cannot be shown.
As for those who believe Coming Soon is a way for unscrupulous agents to double end transactions, well, it very well might be but then again, there is no end to what dishonest agents will do, anyway, so I don't have a problem with CS. I think the people who probably do have a problem with it are more concerned because they didn't get a chance to show it to their buyers. If sellers are okay with it, then I'm fine with it.
I have sold more than one house off market by knocking on doors and making phone calls in specific neighborhoods where my buyers wanted to live; in every case, the owners already had relationships with agents, but strongly preferred selling without having strangers in their houses (I am one of those people, btw, having never sold before buying) and transactions were able to be worked out without the property ever going on the MLS. The sellers set their price, the buyers understood that was the price to keep the property off the MLS and in every case, they were fine with it. Win/win for everyone.

The largest MLS in the state just recently incorporated a "coming soon" policy. My MLS (2nd largest) does not have a policy at all. We will put a listing in our company "hidden inventory" or a "coming soon" rider on a sign if the seller authorizes it or wants it done.

Fred ~ Here in Northern Virginia, we have a Coming Soon status in the MLS, which has rules different than those for a Coming Soon rider on the yard post. We have the MRIS/Bright MLS and properties under CS don't syndicate out to the portals, but are visible to agents and their clients have a search set up. Once a property is CS in the MLS it is not to be shown by anyone, including the listing agent. The vast majority of agents use it to build some momentum in our low inventory market and I used it very successfully on my last two listings. Granted, there is always someone that wants to bend the rules and show it early, but those are the minority and we need to self police them out of the industry.
If there is a Coming Soon rider in the front yard, the listing agent can show it to whoever they want and don't have to allow access to other agents, so I think it is more abused.

We had this issue a few years ago when our market turned RED HOT. Three days before actually hitting the market, you can put up the sign and start advertising. If you have the verbiage in your listing agreement, you can have more days. BUT, they do caution Listing agents, that it is not in the best interest of your Seller to market only to your sphere.

We are allowed to post coming soon signs and listings on the MLS with the seller's permission. The MLS post is supposed to only be seen by Realtors (even though I saw on on Zillow). I've done them on my last dozen or so listings. One sold in a hour. A number sold within 24 hours with multiple offers. They do build anticipation. I don't allow sneak peaks either. Everyone can show on the first day it's on the market.

Our MLS doesn't offer it and it's against our rules to use it on other sites. In fact, pre-marketing listings is a common complaint resulting in disciplinary actions here. Too often an agent keeps a new listing to themselves to double end it and some companies required that their agents posted in house first, to give their agents an advantage. To my knowledge, both of these practices are now a violation.
