Stuff can happen. Yes. This is a fair observation in my opinion.

I’ve found both statements to be true. Interestingly, I’ve had some clients that I was certain would never contact me again, call. And others who I thought would be loyal forever, use other agents. Go figure. It’s the nature of the beast. Unfortunately, sellers often list with the agent who suggests the highest list price. I’m not interested in being chosen because of the price I suggest, I’m interested in being chosen because I’m the best marketer around.

Yes on both statements. I've repeatedly seen the second one. Clients from 98 still send us referalls even though we haven't had a newsletter or any regular "state of mind" contact until I came on and started one. Now they're in our system.

Yes to both, Corinne. One of my best clients ever, had a sister get her license a couple of years ago. She asked to join my team but, I really don't operate as most teams do and didn't want to make a change to add her. I suggested she sign on with our brokerage and she wound up signing with someone who would give her a better split.
My former clients phoned me last year to tell me that they were going to 'have to' list with her sister. They apologized but, said they had to in order to keep peace in the family. I understand but, it still bothered me!
I've had another who because BFFs with her neighbor but, still attended my events and phoned me for everything. She listed with her BFF Realtor® neighbor but, again, phoned me to tell me she felt terrible but, again, "had to!" Arrgh!
On the other hand, I have a high-end client whose sister is a local agent and good friend of mine - they always use me! They say they don't want to ruin the family dymanics! They have bought and sold 7 times with me!

The 2nd statement is true. I am terrible at following up with old clients but I love when they call me, even if it's just to ask a question or say hi.
I can't remember the last time a client of mine used someone other than me. Most of my clients really like me, or atleast feel good that I am doing them right.

the first statement should not happen, if you stay in touch, unless the client was not being honest with you.... maybe the client was pissed about something...
the second statement is absolutely true.... that's how I worked.... I never did after closing follow up....when you do a good job, you'll get the majority back without follow up.... the ones you do not get back have met others and made friends... but still like you!! that's happened to me, too...

It's a fair observation... there's a certain amound of "randomness" to this business.
We've all gotten return business from a client whom we're "forgotten" and paid little attention to... and we've all be burned by a client whom we've staying in touch with religiously... in fact they have our calendar magnet on their refrigerator, while listed with someone else.
A wise Realtor once told me how to deal with this sort of thing: "Next".

I do believe this. Had a client call/text while on vacation in October and then sold his house in November. WHAT??? Then I have one closing this coming week, and even though we did not talk all that much over the last 16 years, she called when she was ready to sell.

Yes to both, however I would say that if you are staying in touch, you are less likely to lose them to another agent.

Yes, humans can be fickle and have no looyalty.. and as much as you say in touch, they will go to another agent. it happens... I do try and keep in touch my my clients even after closing.
