I run market report updates weekly and I write and post market reports monthly. That helps me keep my finger on the pulse of the market. 

I rarely attend broker tours. I will preview if necessary and get my clients to see properties asap as the homes are on the market long. 

I recently procured an off-market home for one of my clients. 

I do whatever is necessary to get the job done and stay on top of the market.

Can't remember the last time I attened a broker open. We don't have that many of them as so few people attend...if there's a home that I think might be appropriate for a client, I can preview at my own convenience. We don't have enough inventory for me to worry about keeping up with it. MLS is the fastest and most accurate source of data for me.

      Surf the MLS every morning over coffee.  When I show homes, I also scan Zillow - because my clients are looking for houses on Zillow.

      Broker opens - we don't have very many.  I attend them, time permitting.  It's a good chance to rub elbows, meet and greet fellow agents, lenders, stay in the loop.

in my area, anything priced within reason won't be on the market long enough for an open house..... in a level market, we would go to an open house or just call to preview it before showing it....

I viewed every home as it came on the market, usually through broker opens. That way I didn't have to waste time showing homes that seemed to meet my buyers criteria but didn't for a multitude of reasons.  Mind you, I worked a relatively small geographic area.  Outlying areas were referred out.

Simply stated, I don't. BUT that being said I review every new listing and every price change on the MLS every single morning, even Saturday and Sunday Hella M. Rothwell, Broker/Realtor® . My retention of that information is ziltch! If I see something that would interest a Buyer I am working with I will email it to them along with a note that if they would like to see it to reply back to me with the MLS# or I'll never find it again.

In commercial real estate open houses were not the norm.  You either previewed or you called around (before listings were on line and there was no MLS for commercial).  There was a printed book for offices, but that changed frequently and you had to call and go check it out. A

Our inventory is moving in hours in some cases so there are very few broker opens. Most buyers wanting something specific are building.

Everyday my MLS will show me what listed in a particular town if I ask for it. I do 2 everyday to keep up. I do not go to Broker opens - that practice is ridiculous to keep going. No one participates anymore.

I only want agents to show my listings to buyers - they either like it or they don't. The agent isn't going to buy the place are they?

I try to get to as many broker opens as possible - I scour MLS daily in areas that I cover and I stop at open houses when they are of interest to me and my market.  I also preview most of the homes before I show them - I deal mainly in the luxury market, and you can lose a client if you show them something that you would have known was not right if you had previewed it.

This is one aspect of my business that I do daily constantly - monitor the market. No need to go to broker opens. And I meet my a mastermind group of other agents. On my team, every 2 weeks, the first item of discussion at our team meeting is the market update.
