There is no way to know why people do or don't do certain things. I believe for the most comments are not updated because of a set it and forget it mentality.

I had to laugh when I saw your question. I just ran across a listings with main photo of christmas tree in living rooom and remarks still said - no showing on holiday.  Still on the market after all this time.......maybe they mean Easter now? LOL Or.....it could have been St Patricks Day

I know! The typical one is "All offers will be presented on January 5, 2018 at 5:00pm" and here it is middle of March. Also, many agents shoot photos after a heavey rain and there is wet concrete, puddles, etc. Plus it is overcast and they shoot in the house! Aaarrgh! 

  But what is more irritating is the agent who never opens up the complete listing or looks in the confidential remarks and they then call you wanting to know if they can show it now, is it vacant!! 

  Lastly, if you want to ask me a question DON'T leave me a message saying, "Hey Mike, I've got a question on your new listing can you give me a call?" LEAVE the question for cryin'outloud! I know--it's Monday!

Those comments sound ambiguous enough to try to keep fellow agents guessing, and perhaps show urgency.  To me, what's worse is nobody in their office points it out to them (any error) and that shows even their fellow agents do not care enough or look at office listings.
