Amen sing it! I do exactly what you said, date the update. Do you know there are still listings in our MLS that say near proposed Walmart Supercenter groundbreaking 5 - 15? That Walmart broke ground in 17!

Or they have no showings until December 28th because out of town family is visiting...and it is now March 19th! Lazy agents and somehow they seem to do a great job getting business and money to keep doing a shitty job marketing some sorry chap's house.

The dummies don't even realize that their slack record-keeping costs them time with all of the phone calls from other agents, asking, "WHICH Wednesday?!"

It could mean on any given Wednesday offers are due by 5PM. Maybe the agent doesn't work the other 6 days of the week.

So true, I always wonder if the seller knows what is put in the MLS and the fact it is not updated. A selling differentation on listening appointments.

that remark by the agent was counterproductive.... agents must think that creates an urgency to show the home!! wrong..... 

There is no way to know why people do or don't do certain things. I believe for the most comments are not updated because of a set it and forget it mentality.  

I've always wondered if the listing agent just has so many listings they can't keep them updated? Its not usually the case..just not paying attention!

That's one of my pet peeves too.  Hate outdated remarks. It's not hard to give them a makeover.

I had to laugh when I saw your question. I just ran across a listings with main photo of christmas tree in living rooom and remarks still said - no showing on holiday.  Still on the market after all this time.......maybe they mean Easter now? LOL Or.....it could have been St Patricks Day

I know! The typical one is "All offers will be presented on January 5, 2018 at 5:00pm" and here it is middle of March. Also, many agents shoot photos after a heavey rain and there is wet concrete, puddles, etc. Plus it is overcast and they shoot in the house! Aaarrgh! 

  But what is more irritating is the agent who never opens up the complete listing or looks in the confidential remarks and they then call you wanting to know if they can show it now, is it vacant!! 

  Lastly, if you want to ask me a question DON'T leave me a message saying, "Hey Mike, I've got a question on your new listing can you give me a call?" LEAVE the question for cryin'outloud! I know--it's Monday! 

Yes, that is annoying!

I've seen this as well, Hella. Drives me crazy. Then again, those agents don't typically update their public remarks either.

Lousy follow up often from laziness. Most are in contract and never reply to all offers submitted.

I looked at a listing today that had comments saying offers are due on Thursday. Two Thursdays have already passed by. Listing is still Active. Have there been no offers? Are we talking about next Thursday? Hello...is anybody awake? 

Those comments sound ambiguous enough to try to keep fellow agents guessing, and perhaps show urgency.  To me, what's worse is nobody in their office points it out to them (any error) and that shows even their fellow agents do not care enough or look at office listings.

This is one of the complaints that is like tilting at windmills.

Probably the same reason they do not change the listing from active to under contract or sold; too busy trying to impress their full-time job's boss!
