Garages are way too valuable here to not show. The other stuff, it depends. I personally would rather see the whole damn thing. It'll save me a lot of time if my client is looking for something specific that doesn't happen to be there -- or doesn't want something that is.

Bathrooms... yes, especially if in nice condition. Closets... only if spectacular California-closet type spaces. Laundry room... only if somehow extra large and special. Mud rooms... if it's a well-designed drop zone yes. Garages... not so much...most people's garages are not that "photo ready." But if well organized and planned, yes.

It depends on if the photos add to the property or not. I always have a professional REAL ESTATE photographer for my listings so they have the wide angle lens. lighting, etc.

Sometimes, getting a good picture is difficult. Especially bathrooms. However, my rule of thumb is to take lots and lots of pictures of everything. Even if the pictures are not internet worthy, they do come in handy for some buyers.

Most buyers rule out a property online due to pictures. And so my job is to do my best in marketing online with great pictures.

As with almost all questions such as this: It depends. It depends on price range and what a prospect might expect.   If you believe they are more or less than what a prospect in that price range would expect, I say yes.  Don't give them unrealistic expectations and showcase the extraordinary.

I take or get pictures of everything. I publish the ones that will accomplish the goal of getting showings.  Sometimes someone asks about some areas where pictures were not published. I can send those to the buyer or their agent. It's especially helpful in a relocation situation where one spouse can't be present for the showings, but has specific requests.

This varies depending upon the agent and even location - but in my geographic area:
Master bath is usually included in photos
An exterior detached garage photo to give proximity to the house and general location
Mud/laundry room - if it has something 'special' to interest a potential buyer
Closets - No, I would never display an interior photo of a closet in my listing photos...I think it's an invasion of privacy.

I take pictures of everything for reference when the questions start coming in but only publish those that show the property in its best light.

Bathrooms and kitchens are the most important. If there are no pics or bathroom or kitchen, people assume they are dated and will need a lot of time/money invested.

Closets - no, only in vacant properties (privacy factor).

Laundry rooms - maybe, on a case by case basis since some people like to see the washer/dryer and storage area.

Mud rooms - not a Florida thing

Garages - usually exterior only unless it is new construction or vacant and presentable.

Other rooms (office, computer, junk) are tricky as they may not look good but people do like to see the layout of the room and paint color.

You bet. In imagery, video, copy details on sizes and features. It all adds into how is this one different than the others. One of these things.....er houses is not like the others. Only one of the houses makes the list as "the one", that belongs. Make sliders verticals to showcase walk in closets, hall rooms, bathrooms, entry ways Corinne Guest, Managing Broker ! The days of waiting for the walk through to point it out is delay, wasting everyone's time. Garages are valuable to folks working out of them, storing vehicles in northern climates and lifestyle interest toys like boats, snow sleds, motorcycles, future horse box stalls and tack room area, etc. Showcase the history of the listing too make it distinctive like all the little extra features.

Agents can not deny the temptation to fill the space.

Recently an agent complained they did not like Olive Garden  because of the 'all you can eat' option.

Just because the option is their does not compel its use.

If the image adds value, sizzle, promise of transformation, include it. However, in most cases 'filling the space' UNSELLS the house.

Show some self discipline and sell the sizzle and stop UNSELLING the house.

Very situational it will depend on the room

There is a skill and an ART to photography most agents have neither the training or the "eye" for photography as is evidenced by so many MLS photos.

Personal pet peeves of mine include photos of small rooms (most of those you mention are small in many homes) so I would not photograph them; exception would be a garage. If the rooms mentioned are much larger than typical then that would be different.

Poor angles, improper lighting and/or exposure, photos of just "normal stairs", photos directed at the corner of a room are a few of my top reasons to hire a pro photographer.

If photos of all of the home's main rooms are shown in the online listing and your local RMLS allows for enough photos ... then I'd show the master bath or garage -- but only if they're very tidy and well-photographed.  Too many agents show the toilet ... no one wants to see that in a listing photo!
