When we were doing listing presentations, it was never about the stats as those preceeded us..  It was never about the tricks or latest and greatest tools and machinations.  It was about the relationship.  75% of the time our listing forms were signed without even talking about the marketing.

Our clients today are finding the same things, I described above.  They get the listing on the basis of who they are, and everything about them expresses their brand and their ability to perform.  A

My vote is for Authority.  Surprise is subordinate to the Authority, and probably is what help make you the Authority.

I would Authority a 7-8, since you have the supporting stats to show you aren't full of hot air.

As for the Surprise, I would also give it a 7-8 as long as it differentiates you from other potential listing agents and can be backed up.

Most of the listing "presentations" I go on are referrals from past clients or my sphere and they've already "sold" the person on using me.  The Authority element is already taken care of for me and I would rate at a 9 importance (assuming that's the highest, since your scale wasn't defined).

 

Since we only have 9 points to work with, surprise would get a zero.  In reality, we all have the same tools at our fingertips and it's all about execution of those tools.
