We are allowed to enter those sales ourselves, as a comp, just using "non agent" as the listing agent and our own number for the selling agent. I'm sure someone in your office has done this previously, so I would just ask around the office or your broker.

It's likely that the builder does not have MLS access or it would have been listed in ARMLS previously. Check with your DB - with written permission from the Builder it may be possible for your office to create the listing, add you as Buyer Agent, then close it.

1. If you are the buyer-agent, no can do, if it was 'not' listed in the MLS by the listing agent.

Not sure you can "make" someone do this. Often builders will put sales like this in for comps... assuming they want that comp there. You can ask Zillow to manually input the sale. But why do you care about listing your sale in MLS? That's not a pubic number in my MLS and I don't want it to be... no one's business how much I sell.

We discovered yesterday our MLS which is combining does currently and in the future we can do it ourselves add a sale as a buyer agent, we need permission from the buyer but we can add it as a comp for future reference. In our case, if the seller is willing, we can do it. If the seller is not, we have to honor that position. If the seller/builder has other homes listed in MLS and this is a good comp for him, I cannot imagine why he wouldn't want it shown in MLS.
