Testimonials and reviews. I've read reviews. See them with every online product being sold. Recently for an all-in-on printer. "Prints look great!" "Easy to install!" as helpful as they sound they are reviews with no value to someone considering a purchase. Of course the goal is 95 five star reviews even if the content is all fluff. That is the reality.

Do not leave it to your folks to construct a meaningful review. Know what will prove useful to your business. That means knowing what those seeking to make a purchase have on their mind regarding the real estate agent they need, They have five questions.

Through the course of the buying or selling, create the event where what you DID proved a solution to one of those five questions. That is when you get the testimonial establishing 'Jordan has my back!"  

Let say the buyer will not go forward unless the wind rating label for the garage door is in place from a company no longer in business. "Jordan's resources and connections in the community made impossible problems disappear." That addresses the question 'Does Jordon have the connections and resources I need to sell my house?"

While you at it, ask your clients, neighbors and complete stranger where they go for reviews. As you will find out Yelp is the public response to all things with ratings. But, put reviews where ever you can and as often as you can. When your friends, family and clients do it, following your template, they will find it EASY. And that just might be another attribute they can comment on.

Go ahead and use Big G to search any service of thing and note where the RATING line appears.

I ask my clients to post a review on Zillow and Facebook.  If they are not comfortable signing into Z I ask if they would just write the review and email it to me and I can then re-post it to one of my websites.  In the past, I used to send a survey to every client "after" closing to fill out and return in a postage paid envelope.  I have over 5 3-Ring Binder books full!  Great for putting in the reception area for those "waiting" to glance through.  Makes for a good starting of conversation.

Send an email asking for a review... always include a link to Zillow, but let them know that just replying is good too (some clients don't want to register on other sites) and post them anywhere you can

Yelp will kill your reviews if you don't advertise with them (proven and they've been sued over it).

Zillow is more lienient on reviews for paid members.

Google will show up on your search results

Realtor.com seems pretty easy to work with.

 

All require accounts.  If you know your client looked using a site like zillow or realtor, direct them there.

 

You could offer a $5 gift card for each review written (just don't require it to be any particular star level or have any requirements at all).  Some sites don't like that though... if they find out.  Best is usually to ask them right after closing when they are at their happiest.

I ask clients for reviews.  I send an email at the end of the transaction. 95% of clients are more than happy to write a review.  Some are just shy or private and they won't.  I am NOT a fan of third-party review sites.  I prefer to put reviews on my WordPress sites.

I ask my clients outright for a review. I've gotten a few to post some reviews to zillow. Unfortunately zillow makes them create a login, and a lot of people don't want to take that extra step. I have managed to copy and paste some reviews to zillow. It's been a while and I don't know if you can still do this.

I let them know I am going to ask them for a review as we go through the transaction and to consider what they like through the transaction. I let them know as well that many customers check out reviews so they are helping these people out to get a great agent representing them. Then when the transaction closes I send them an email with the subject, Can you help a new customer get to know me? I ask them if they can help this person know what it is they found great about working with me, I give some suggestions, I pick up the phone, I respond quickly etc and then I supply a link or several to where I want them to leave the review. I may need to occaisonally follow up, but have found this to be pretty effective.

I just ask. Mainly to review me on Zillow. I hate to say it but even though I don't pay for leads Zillow is the best game in town for reviews. I find it best to ask for reviews at the time the person is the happiest with my activity...not just after the sale. I only ask once though which is probably why I don't have as many reviews/testimonials as I should have.

The Key is.. you have to ASK for it.  My Brokerage uses a third party company that automatically sends out an email about two weeks after closing.. It's a short survey and a request for a short testimonial.  I talk about this with my clients during our buying/selling process and remind them several tmes to watch for it in their email.  When I receive notification that it has been sent to my client, I send them a text to let them know.  I also let them know how important it is to me, as referrals are a large part of my business..  I have a 100%  return rate and I can display the testimonial in several places...   here is a sample of one.
