I don't like LONG videos

If it's not selling a home and doesn't communicate that the home is for sale, they are wasting their money, as far as I'm concerned.  I don't believe in video beyond virtual tours... and even that is iffy in my book.

Lifestyle videos are effective if done right.

They are cute.  Not sure that they will convince anyone.

I have not tried them but it seems to happen in the upper price brackets. I'm not sure it's lifestyle as upper crust ammenities. The 'this is how you feel' by living here videos.

I have seen some too, and you are right, the agent better have something in the video to say the home is for sale.

Yes I believe the lifestyle videos do help buyers that are emotional.  Especially some making major moves such as from mountains to beach.  Videos stimulate.

Lifestyle videos can be an invaluable tool in selling luxury real estate. 

Yes, I see them too. Video is a new hot thing, so everyone should try them.

I think it needs some lifestyle references but also features of the home. It needs balance.

Many people move to our market based on the lifestyle.  The home is an important secondary consideration.

Those that I have seen were [oh my gosh, my mother taught me that if I do not have anything nice to say, don't say anything at all].

Most agents quit doing most video's anymore.

In our market you can barely get a sign in the yard and you have it sold.

I venture to say that lifestyle is probably 90% of what I sell. Regarding video I'd say it's 60/40 in favor of the home.

TO SELL A HOME!!!  

That is an important phrase to keep in mind. This is much different from community and local events and attractions.

After all, we are all trained and coached to help the buyer SEE themselves in the new lifestyle this house my offer.

Instead of seeing the maintenance of a swimming pool they see the glee on the faces of grand-kids. 

Instead of 'what am I going to do with this space?" they see a place to exhibit their passion, a foyer that announces they have arrived.

Instead of 'Where is the closest OUTBACK' they see family and friends sharing intimate times around the outdoor living space.

Other than that, not much point in it. 

Of courese there are always those 'middle service providers' who are laughing saying "Real estate agents will buy ANYTHING!"

What if my preferred "lifestyle" doesn't match the one you portray in the video?  Does that mean I'm not a good prospect for that property?  Maybe. Maybe not.

not sure about that.... I like the nuts and bolts of marketing.... the professional photos of the home....that's where their money is going... I think potential buyers have already research the lifestyle segments when they selected their favorite towns/cities....

Serious buyers are interested in facts and pictures about a house... put that in video format, fine. Not really sure how to truly define "life style." Your idea could be very different from  mine.

I prefer them to the stale empty house videos.

Well done videos are very effective.

Isn't that what we are selling?  Buyer's choose a home that suits the lifestyle needs of their family... I'm a fan of videos, but they can't be over 1 minute or 1 1/2 at maximum.  After that consumers lose interest.
