From a Buyer's perspective I would love lots of inventory in the way of lsitings to choose from.. and from a Seller's perspective, multiple offers on my listing.

If I were a buyer, I would love to be able to swing by the houses I was interested in, whenever I had time, to view them. In other words, it would be great if I had full choice of when I could see houses, not determined by the agent's availability, seller's availabililty, etc. I'd also like a tool on my smartphone where I could estimate costs of upgrades. So I go into a kitchen and want to choose quartz counters, tile floors, and different cabinets. Maybe I point the camera at the kitchen, the app lets me select the floors and cabinets and counters I want, and an app will tell me that if I go with contractor A who has 50 4+ star ratings and works in my area, it will cost me $20K. Of course, I'd also like to be able to easily choose the inspector for an inspection based on reviews, price and what's included without having to call a bunch of them.

This is pretty deep. The choice for a buyer is driven by emotions. The choice of a seller is driven by need.

To Buyers it boils down to inventory and Sellers want to see several offers in their hands. Everybody likes to pick & choose when possible.

First choice in buying or selling a home is finding an agent who does not annoy you [too much].

in new construction, buyers want flexibility on selections.... on resale properties, buyers want alot of inventory to compare!!!

sellers want as many offers as possible to select the best one and/or negotiate with all of them and then select....

Choice for buyer: a respectful and affordable seller.
Choice for seller: a respectful and pay-what-I'm-asking-for-immediately buyer. 

Shop around and make the best decision based on experience, price, value.

I always find it funny that escrow and title companies get written in as "Seller's Choice" when the seller tends to not have any idea about who to use.
