I put up as many as needed for each turn, beginning from the main road and ending at the house.
I wasn't aware of a service that did just open house signage but, that's a thought, Jordan; putting up signs is my least favorite part of opens!

50? That's a lot!
When I did Open Houses, I put up a few at nearby intersections, then a dozen or so in the yard for effect.

I don't, as I don't do open houses. No system needed.

For me, there is no magic number because it depends on where the house is located. Some that are off of a main street, and on a corner, so they typically only need 3 signs, and then one in front of the house and a different style of sign by the front door Jordan Ayan. Other houses that are more inside of a community (a few 'rights and lefts' to get there, or on long streets) need more. We also place signs coming from two different directions, not just on both sides of a street, so it varies. We do our own signs for Open Houses. I think it depends on how many Open Houses one does, too, in a week, if you want to use a company.

I like the fact that you outsourced & got good results. My way is easy-peasy with flags at the home so it can be seen from a distance. Market does the rest

I strategically try and place signs where there is high traffic with the signs always specifying the address and time. I've made mine as dry erase so they can be reused. That's a LOT of open house signs with the company in Phoenix, sounds like a good business and has worked for you! I don't have a magic number but beleive having a lot out there works, seems like 50 really works!!! :)

Sounds like a good deal, as long as they absorb the cost of the stolen signs. With 50 signs around a neighborhood some are sure to disappear.

I do it myself and put up enough to get people from the main road to the home.

When I did open houses I did not have a system. It always depended on the location of the house. I would say I typically put out 6-8 signs.

I put up as many as needed to drive traffic to the property and write where I put them so I can get them all down.
I think 50 would be overkill here. Many communities don't even allow signs off the property even with owner permission. In Deltona, FL, you can only have one sign at the property itself and those code enforcement folks work weekends.

I would probably opt for that! Every time I put out signs (and I tried for as many as possible, to improve traffic), I felt like I was taking my life into my hands: dashing across busy, sometimes slippery streets, trying to find safe and legal spots to place them and so on. Then, doing it all over again picking up those heavy, clunky things. One of my least favorite activities.

my sign guy might, but I just have a sign guy and give him the times and locations.

No system..I tend to put up LOTS of signs but try to avoid going more than 5 turns to the house when possible

This is my least favorite part of an open house too, and do them myself.

I will put up signs leading from the closest major road to the house but I don't see the need to put up 50 + signs. I opt to blanket the internet with Open House ads in good advance of the event. The buyers from the internet know the price, know what they are going to look at & tend to be a bit more serious than the ones from the signs.

We're only allowed 4 signs here. If anyone put up 50 signs, they would all disappear fairly quickly.

Jordan.... are you and/or this vendor for open house signs breaking the law? 50 open house signs anywhere in Maricopa County is ILLEGAL!
You better check with the city where you are hosting your open house signs - the number and location of signs are regulated by each city in Maricopa County.
YOU, are the #1 person to respect and be compliant with real estate laws. Are you?
[And making this public announcement is an admission of guilt]. You may consider taking down your post if you are practicing bad realtorship and you have decided to break the law.
And you doing this without checking the appropriates rules is totally negligent of your part.
Please check in with your broker for the appropriate rules and conduct.

i set them up manually and remove myself too. 7-15, depends on the location, with a printed address on them.

I have some that go up 2-3 days before the open house and then others the morning of and then more right before. I use as many as necessary to direct people there 5-10.

I put up as many as I need.. I map out my route and check a map to see how many corners/itnersection will lead to the house from a main road. I put my signs up and take them down...

Yes, my two hands and a car! Helps if someone else is driving. I put up enough to pull people in from the nearest major street. Placement all depends on the location of the property. I've had as little as two signs and as many as 10 out. I also like to see how many other open houses are out there and leverage their work when possible.

They say the more the better, but have not heard of automatic services for open house signs!
1,712,676
Haven't done them in years but I don't do listings. I outsource to agents i trust and they take care of that.

My system is to not host open houses. ;0 Great signage is usually key to high volume traffic; sounds like you found a solution already!

You know @thomas J nelson does something like this with his OH's. He might have a few tips for you.
I think it's a great idea. Lots of things come up in your area for OH sign placement services - NONE in mine

It really depends. With nearly every consumer owning smartphones and/or have GPS available in their vehicle, signs are not really needed or necessary for opens. Some use them for "branding" purposes. If you are using generic signs put out by a third party, then "branding" is not a factor.

Between 10 to 20 signs.
My system is to instruct Sasquatch to "bring 'em in, we are shutting down."
I lose about 5 signs a years.
I use generic open house signs.
Are generic open house signs legal for real estate agents?
