I've never been asked but if I were, I would not.... photos aren't removed from MLS after closing...and those old listings with photos, details and prices are easy to look up...

Rare.
I can go into MLS and edit or remove photos after the closing, but I will still need to leave at least one photo. I can subsitute a sketch or stock photo as long as it doesn't misrepresent.
It goes without saying that we can't delete pics from 3rd party websites.
Maybe an issue that should be discussed at time of listing?

We can do it if we want to after closing. We have a choice by each pic now. I would not do it & actually not answer. The other agent has to take care of that nonsense.

Not it is not common, Kathleen. You do not need to remove them as they are your and/or your sellers' property. However, it's totally up to you.
I have had this happen and I do make a mental note of these folks - I don't want to work with them when they are ready to sell their home! They're typically a bit whacky!

Yes, if i'm requested, i remove. You can remove before marking it as sold, after that the file is closed and you have to request it to be open and explain why.

It happens from time to time. Sometimes, they want all Internet photos removed. Impossible, of course. That would be like demanding that all copies of a home's photo in the newspaper be destroyed!

Once in a while a buyer will ask and then I ask them why they want them pulled. I don't feel the buyer has much say on the topic. The photos are needed for at least a year or two for appraisers and realtors to use as comps. (Wait until you tell the new owner that appraisers will be driving by and taking photos!)

Increasingly often. Of course my clients have been properly advised of the hazards and peril to which they will be exposed through the common practice of syndication.
Removing from the MLS is easy. It's getting it off the other venues that is impossible.
A buyer really needs to drag their agent and franchise, the listing agent, franchise, broker, association, regional association, into court for failing to DISCLOSE the hazard the peril THEIR common practice created.
The calls often come about 4 months after closing.

I've only been asked once. And I think once it's closed in MLS, I have no more access to do so. Besides, those photos continue to live on the web in other portals... no control there. Besides, those photos are not of the new owner's home... they are of the previous owner's home... and new owners should have no say in listing data stemming from a listing relationship that had nothing to do with them.

Never happened to me. It's quite helpful as an agent to be able to see photos in old listings. When you're working with a buyer you can see what improvements have been made to the property since the current owner purchased, and its great for scoping out homes prior to listing appointments. Also, a listing without photos is harder to assess when looking for comps.

It isn't very common but our new 2018 state contracts state that an irrevocable license is given for photos and data so we no longer have to worry about that even if the listing is pulled off the market.

After working on real estate teams as a Realtor I didn't notice anyone having that issue on the teams, but I know it does happen. I'm guessing somewhere under 1% of all transactions that this would be an issue. IMO

I've seen it rarely. Our MLS does not allow editing once the listing is closed and even if it did it wouldn't matter as the RPR platform, Zillow and Realtor.com would all keep archives of these photos as well as many other sites.

If photos show a vacant house it is a good idea. Scammers target vacant house closed photographs to list them on craig's list etc. Common practice in Orange County, we must have more sneaky people here. Leave one curbside image

When we put photo's on thee mls they become sole ownership of the MLS so we can't do anything about removing them
1,502,998
I've had it once, about a month past closing. The answer was no. They repeatedly asked and got the same answer. They even got upset and threatened to "get their lawyers involved." I told them no and eventually called the broker and told them to tell their agent to stop harassing me about it.
The reasoning given for the no: These photos do not show your posessions, they are owned by the seller and the agent and are crucial to the agent's ability to attract new business based off of past performance. They help other agents accurately comp the house for condition in the MLS. Contracts that were signed all state that the photos once posted live on various sites the agent does not control and will not be able to remove them from. What eventually worked is I showed them a google search of the address and how photos from the two prior listings were still available online within the first couple of pages. I also then showed some model match listings that had floorplans attached. That ended the conversation.

Rare. I sometimes remove some of the photos even if i'm not asked. it's more common for agents to remove them if they had hired a professional photographer to take them. I bet soon, agents will begin using other agents drone videos without asking.

Kathleen,
This is exactly why some luxury sellers do not want their homes on the MLS, or if they do, they censor the photos and some of the description for the sake of privacy. A good friend of ours who was a character actor (meaning he worked, but was not famous) did not allow the agent to take pictures of the inside of the home. He was worried about the safety of his children, And, by no means was this a luxury home. A
