Elaine Schiavone: Whichever platform(s) you decide to use the key things to remember are:
- Engage with your audience - If you take SOCIAL out of SM, you are just wasting your time.
- Provide something of value to your readers (ebook, how-to, access to niche market stuff, etc.).
- Include a call-to-action with your content/shares.
- Do NOT get discouraged if you do not see immediate results. It can take a little time to build up a following.
- Consider using ads (definitely on FB)

Great question Elaine Schiavone . Having been here in the Rain a long time I've noticed that certain SM works better than others on an individual basis WHICH indicates to me you need to know your target. In example, we have an Air Force base here in Minot and while Pinterest is very effective for my 40 year old and on up crowd it doesn't draw the young men and women at the AFB. So, know your target and shoot for it.

In my humble opinion, social media is NOT the place to jumstart your business. Pardon the language, but sitting you butt (a$$) on a chair doing the computer thing is not the way to go. Get out there, hit the pavement, meet people face-to-face, press some flesh, introduce yourself, give out your business cards, ask for referrals, collect names and contact info of people you meet, get their business cards. That's the ticket!
Go out there and meet a minimum of 5 new people per day, 6 days a week. In a month, you'll meet at least 120 new people. Repeat. Go out there and learn the inventory - view homes for sale, study the stats. Learn your stuff.

write blog posts targeted to buyers.... topics buyers are concerned about.... describing the process of buying... issues to think about....you got the picture... start writing...and put keyword phrases in your title with a geographic location.... your area...marketplace...

Try to play to your personal strengths if you can... if you do well at open houses.. then do lots of them, if you do well at blogging then keep at it, etc
But in the end I say, best to have BOTH and online and offline presence.. and the OFFLINE presence is essential.. don't hide behind the computer at the expense of getting in front of people.

Don't do what I did! I jumped on every social media site out there (and even some you haven't heard of like Ello and Gab.ai). Far too much to manage all at once.... and each one has it's own audience and target demographic. Best to pick the one that will "speak" to your target audience and get that one site up and running and moving well. Then add on one more site, rinse wash and repeat.

Do I understand correctly, you have a broker license but fill the roll of a buyer agent on a team. You ARE NOT a managing broker. Correct?
Hmm, KW is the most prominent franchise in the 'We got Training' choir. I would tap one of your brokers experts soon.
If you do not have the resources or population to create a critical mass in a knowledge base, this go with the 'Why' initiative and pay for traffic and SM ad placement. Your team and each agent should have complementary 'Why's' that present a harmonious team all working for the same purpose. Long term solution is to start each agent on the knowledge base activity and in time you can cease the ad buys.
The local demographics and your target buyer will dictate the message to create.
There are a gazillion options. Pick one and do it well.
