Amanda, I will answer your question in a moment. 

 In the meanwhile, please tell your instructor that this question is being asked once or twice every single day on this board.   That teacher needs to come up with some new questions.

 And, with respect, drop the preposition "for".  You work for yourself, not a Broker. 

What should you look for before hanging your license with a Broker: 

 What is the split?  What will they do for you?  What is expected of you?  Do they offer training?  Are there mentors available to you?  May I please see the independent contractor agreement we will be signing... can I take it to my lawyer?   What fees am I required to pay?  Do they pay for E&O or do you?  Is there a brick and mortar location where I can sit down with clients?  

This question comes up a lot & that's because we all want to start off on the right foot when we enter the business. As a new Agent I'd be looking for something different than an experienced agent would be. I'd look for a Broker who's knowledgeable & willing to share that to help develop you into the best agent you can be. Someone who is well respected in the industry because they may need to go to bat for you one day. Someone who is not competing with you for listings & is dedicated to developing the company & it's agents 1st. Qualities like that.

I wish we had a topic called FAQ's because I would drop this in there in a heartbeat Amanda. A real estate broker is no different than any other boss you may work for. Are they smart, do you like him or her, will they support you, can you learn from them?  If you can garner these basics on your first go around you'll do well.

How much do they pay, how much to they charge? do they give leads? Then my thought is on the job training beats online or class room time every day
