It's in the single digits here in CT too. There's ice everywhere & it is way below zero when you factor in the wind chill. I like a challenge though. Although I don't have anyone looking at land at this time I'd probably dress in layers & give it a shot. I know when to back off & would if things got dangerous.

Only showed wooded land once early in my career.  Temp was 20 degrees. After that, I decided to focus on residential properties only and refer land customers to another agent in my company.

Yes, Jeff I have. Way back, early in my career we were selling 40 acres for a multifamily development and there was no way I was going to walk it! We waited for another day! Wind chill factor was way below zero!

Whoa . . .  what an amazing pic Jeff Pearl!  No, we have never said that, though during Monsoon Season if you are having rushing, brown water that is taking tree branches and other items with it, and flooding over onto streets that are not safe to drive through, that would be the time to postpone showing that land.

Just got off the phone with a guy, buyer in Florida who wants to buy this 40 acres of land. Behind a 6 acres and home that can come with it. With a waterfalls live and verbal that made him call. He has "walked" four other properties before his land line call as I putter inside to answer other email this Saturday morning. Video is open house, walk and talk the Maine land on the buyer's time and never called off due to weather, or distance away. Listing a farm later and the jeep is ready, dressed for it and on with the show.

Our temps are even lower in CT and the winds were stronger. Not safe to be near wooded areas. It would be a smart warning not to be out too long in such weather - frost bite and even hypothermia are both threats.
