Home warranties typically cover systems that are not covered by homeowner's insurance such as repair to the heating system, appliances, etc. In Oregon, a request for a home warranty is written into the purchase agreement and payment for this is open to negotiation between the buyer and the seller. Often agents will purchase these as a generous closing gift for their buyer.

Depends on the warranty. Typically, there are basic, standard and over-the-top warrranties that cover different stuff.
And how is it paid?? Usually with a check, or credit card.

Different warranty companies offer different coverage. Check with those companies that offer warranties in your area. And, here in NC & SC, they are paid from seller proceeds at Closing.

Depends on the company. Read the product brochures. It's usually paid by the seller for the first year and can be renewed by the buyer after that.

Lynnea Miller has this one. The buyer or seller can pay for it. A homeowner can buy one as well.

On the site for each warranty company, they usually offer a few different plans explaining what they cover and how much.

there is a brochure on the orhp.com web site.
An owner can buy for their home or a seller can buy for the buyers when they sell.
Typically home warranties try to pay as little as possible for claims. You have a $60-75 copay for each visit, even if they tell you its not covered.

Usually major appliances, but read the fine print. There is a lot they don't cover and may required an additional rider. The seller or buyer can purchase the home warranty.

They can be selected off of a menu, or you can buy a basic package that covers most systems (HVAC, electrical, plumbing, appliances) and possibility a few others. That is the one we typically offer to clients.
