I talk to appraisers practically every week. I have favors built up with a few of them, and if I need insights, I can just pick up the phone. Some are an excellent source of client referrals.
To answer your question, there are often backstories in a transaction that one could not possibly know via just reading the MLS listing. As long as it doesn't violate a confidentiality, there's no reason to withhold info from an appraiser. Especially if it's someone I have a relationship with.

If I answer and they are polite, I do. Karma is a weird thing. Why not to help someone if it is just a few minutes of your time?

I am always happy to have a discussion with an appraiser. I've found that what goes around comes around. And they've often been helpful to me when I needed advice on pricing because they remembered that I helped them.

I will help out an appraiser w/ questions because a majority of the ones I know are very helpful when the shoe is on the other foot and they can be a great source of information when I'm in need.

I'm always happy to chat with appraisers who start the conversation. I find that there's always something for us to both learn. Usually the answer lies in multiple offers or a very unique buyer need and they just need confirmation.

I give them the facts- just let them know if it was a short sale or had a seller's concession in the price. I don't support or defend #'s, they are what they are.

I speak to several appraisers a month and glad to do so. Besides you never know when you will need their help.
As for confidentiality, that is not concern to me. The appraiser is mainly interested in the condition, improvements, upgrades, and whether or not there were other concessions paid by the seller. I am rarely asked about motivation but if I were I would tell them IF I thought is was relevant.

We have a small "community" of appraisers here in Tallahassee. When they call, I enjoy helping them out.
It can be mutually beneficial. There are times when I need their advice, or the rare occasion when I have to challenge an appraisal.

In my area we have a small group of local appraisers who i most likely will see appraising my next sale, i do talk them and help out. I also get calls from out of state appraisers, demanding answers and being rude. They can check the mls for details.

Of course I help.
However, it will become an exchange of information. Such as 'How do YOU value the difference between gross SF and conditioned SF?" "Flat roof vs trussed roof?"
If they get dodgy, I know how to deal with that.

If asked, I will. In either case, I like to be courteous to appraisers; they are just trying to do their jobs.

I will help anyone with questions if I can. I have listed homes that have needed more improvements than others and if I can help an appraiser by explaining the reason a price seems out of line I will gladly do that. There are enough people in this business that are pompous and difficult to work with. That's not me. If I can help someone I will.

I always go into detail. Like Inna Ivchenko said, Karma. I'm helping another agent get their price for their clients (my homes often set sales price records because of condition) and I figure in the future they may have a home that helps me get my seller's price.
I've also had calls from agents asking for details and I've also called agents and asked for details. Takes a couple minutes and helps everyone out. I have no problems with that.

Appraisers usually ask us if there were any concessions, but not whether or not the property sold high or low.
644,025
I return their call and answer their inquiries, the better they do their job, the easier it is to do mine. And you never know the next appraisal may be on my listing so good relationships are important, and if they know you to be professional and proficient it can't hurt.
5,772,575
Hella,
It depends on the appraiser. In commercial real estate, the ones we talked to and helped woud return the favor by recommending us to the owner of a building. They were great. A

Yes, of course. Any Agent that does not provide common courtsey to others in our Industry are not in the right Business. The Appraiser called you for a reason, not just to chit chat. One day you may need some understanding on a subject and when you reach out to others in your Industry, they should not ignore you. If we, as Professionals can not or do not speak with each other about OUR local markets & business to help each other once in a while, then maybe each of us needs some refresher training in manners and common courtsey.
