I have not... most of my transactions close in 30 days and often even less. For me, 40 day closing is long. I have fantastic lenders. I'm closing on a VA loan today that took about 25 days from contract date to closing date. But 10 days for any kind of loan, especially at holiday time, is a bit of a stretch.

It's not going to happen unless if they are using cash. I had something like that a long time ago. An out of town potential buyer wanted to purchase a "bargain" home, meaning short sale or reo and needed to close in a month. They were in the process of loan modification for their current out of town home. So go figure.

That is 5 business days since they are expecting to close on the 29th! Many lenders work a half a day on Fridays the next two weeks also. And it's a VA. VA loans have to use the VA appraiser and it could take up to 7 days just for that. If you get the file submitted today, you'll get it underwritten by the 22nd, maybe the 26th. Lender then submits the conditions on the 27th, and gets those cleared by the 29th. So you could close by maybe the 2nd or 3th, but it's the VA appraisal that takes the longest.

I explain to every new client the average speed of the market, which changes over time. I had a VA buyer once ask me on a Monday if he could own the home he bought by Friday before he deploys?!? Yikes, that was a real short meeting. Although, I have opened escrow on a Monday and closed that Friday with a cash buyer.

Not yet, unless a home is vacant there is usually a 60+ possession date after the offer has been signed and accted and all conditions met. If the home is vacant I have had closings in as little as 14 days.
