I don't see retiring baby boomers letting up - that's a strong market now. In the next 3 years, move-up millennials. Many purchased condos or small homes to become homeowners and when their family dynamics change, they will need larger homes.

One other segment, I believe will be huge in our area, are apartment dwellers - rental rates are outrageous in our area, making homebuying very appealing to them.

Retirees are a good niche, especially those who are moving into 55+ housing or heading south.

My first thought was aging baby boomers.

Ive seen a huge uptick in owners moving, yet keeping their prior homes as rentals.   WE manage them for a few years and then help the owners sell when they are ready. 

I do not narrow my my potential listings or sales from just one group, but market to many using different techniques to attract everyone

Well that is hard to say.  Every area has their own niche

It totally depends on your market. Real estate is local and we are a growing retirement market and less attractive to millennials. Nashville which is just 35 minutes away is bringing millennials in by the plane loads.

The age of "computer illiterate" has been reduced to a tiny percentage. Today most of the people who don't research via internet, are doing so out of choice rather than necessity. So with that said, everything that realtors to today can and must be shared through digital technology. Maybe only 5% of my clients actually need me to print off the offer contracts to have them sign it, leaving the rest signing it online through Dot Loop.

With today's communication ability, we are able to leverage our own needs by joining expansion teams from within the office, and from offices outstate expanding to other markets. By teaming together, we are able to hire top of the line administrators which allow agents to focus more time on more customers, increasing gross sales and personal income.

It varies on the market you are in. If the town is 60,000 then you specialize in everything, if over 1 million, be specific.

I have always worked with all generations and will continue to do so.

Those who have the means.  Today income level shows the ability to obtain mortgages.  It is really the savings that allows one to get in or out.  Those FHA, 10% folks sorry. You are unlikey to be considered by almost all home sellers.

Other niches - Condos and lofts in urban downtowns of mid to large cities. 

There will be a bust coming, so we are ready for short sales when they coe around again. 

Land development is huge again, this is a great niche. We were in this niche in 2003 through 2006, until real estate crashed here in FL.
