every weekend....we are listing agents, and our clients appreciate them.... and we secure more business from them.... buyers AND more listings.... just saying!

Yes, I like being a Contrarian. I had a very successful Open House at a Waterfront this Summer. It was held from 12-2 on a Wednesday & although the property was not sold it was very close to selling & I picked up a good buyer.

No, we tried that eons ago & never took off. We have new listing broker tours on the weekdays & no one shows up for those.

Some of our agents do.  Usually on Fridays from 5-7

Yes but, they are typically 'event' open houses - a "Meet the Builder" or an evening "Poolside Social" - something like that. Not typically during the day though.

No. In fact, I almost never host an Open House on any day.

Yes, I have Peter Mohylsky.  My first year as an agent I did Open Houses 6 days a week, not just on weekends.  It was different houses, in different areas, even if it was in the same community.  It was fun times!  Fast-forward to the present, I only do Open Houses on weekends, and if other agents in our office are willing to hold one of our houses 'open', I am totally fine with that.

However, it was very selective.

The property was located in Feather Sound and surrounded my professional offices and high tech businesses.

"Have lunch on me" was the signage. These 'mid-managers' putting in 18 hours a day DID leverage this opportunity. Be aware, for the signage to be effective they must be seen as they leave work the previous evening and/or the morning of the event as the return to work while it is still dark. This implies you may need to have more than one weekday open house for the 'memory' to work in your favor.

The second option for a weekday open house in a community with lots of cars in driveways during the day with a private invite for the community only. (PURPOSE of open house is GET MORE LISTINGS).

No I have only done Saturday or Sundays.

I never have..  Unless it is a ways away from me and I have set up a showing with someone.  I may update the MLS to have it open for an hour while I am there anyway.

I typically have other agents do my open houses. I prefer not to. 

That's actually only when I'll personally host them; a combined Broker's Caravan and Open House. Otherwise I delegate my weekend opens when they are insisted on.

We've had some success with Tuesday and Thursday evening open houses. This is usually a Winter undertaking while we enjoy a brisk football season.

Realtor association, foreclosed sale etc.  Do not have much luck with week day open houses.

I have not done opens in a very long time.  Potential results not worth the risk in my opinion.

I have, but not in many years. Some areas are prone to such approach with success.

No, I did one on a Saturday and had little interest...Sunday is the day that people in our area plan to visit open houses.

We  used to host realtor open houses for new lisings, so agents could come and view them in the event they had a client, but that is not as popular as it was years ago.  There was a different day of the week designated for a specific neighbourhood.

I will start them on a Friday sometimes. 

Occasionally in the evening, a Thursday or Friday is best.

No.  People have day jobs for the most part.  LOL.  The only "open houses" are the office caravans (usually Wednesday) and the Broker Tour caravan (Fridays).

If I do those, it's usually unhosted.

No. Saturday or Sunday around here, and Tuesdays are common for Broker Open's.

I think it is dependent on who your audience is and what type of property you are selling. All about context. 

Back in the days of a buyer's market I did 4-6 pm when people were coming home from work.

In the summer time from 4 to 6 if it close to a busy street.

Yes and often later in the day to catch communters returning home.

We tried it with no success. I imagine it's a local thing.

I have hosted Open Houses on every day of the week. People are often shocked, they think only weekends work.

I have found in our area of Florida, that there is little difference in attendance on one day or another.

During season, January, February and March, the seasonal people spend a lot of time driving around looking for a property to buy. Most of my traffic for Open House comes from people who see my directional signs.

Here, in the valley we have broker open houses on Fridays, and in Los Angeles, the broker open houses are usually on Tusdays. 

No..just week-ends and they work!

I  have in the past but as I remember, they were not as productive as weekend times.
