My demographic would unlikely contact a broker via FB. Having said that, one of my favorite clients, a national name, is always sharing my posts. Still, my viable contacts just don't come in that way and FB is basically to establish a presence, not to acquire leads. 
No one who has ever contacted me cold via FB has been worth my time. They are disloyal, unrealistic and not serious. YMMV

As Alexandra Ron and Alexandra Seigel answered face-to-face works better for me than Facebook when it comes to lead generation.   I'm always open to listening to success stories.

Your experience is not uncommon. One reason is those companies who specialize in FB (SM) marketing have been equipped with analytic tools for which you and I do not have access. Besides, if we are honest with ourselves, we don't have the time to burn on these analytic exercises.

My success is directly related to hiring such a company to get me started.

Be aware, there are several companies right here on AR who can do the same. What is important is to have a clear vision of your preferred client, your 'why,' and some goals. If you have collateral to work with such as CISscore, that makes it even better.

I have directly sold a house from a listing post, but I don't try and get buyers on FB, I just engage people on my page.

Yes, there are people having success with facebook. I am not one of them.

I like doing just listed and just sold on Facebook, the word is getting out, small money.

Do you have a facebook "business page"? I announce my new listings, open houses, fun community events, etc. and share on my personal page. New listings and open houses are paid boosts and when clicked go directly to my website with a lead capture. It works pretty well.

I know people are reading it because they have told me. I don't have proof a sale resulted directly from it though.

Not Really.  I think the best thing I can do on FB is to be quick to respond and stay connected with those who are liking or commenting on my posts.  It's all about BEING THERE!

I have to admit I have a negative attitude about Facebook.

A KW broker in Southern CA claimed so. As a result one broker is hanging her license there we will see.

I don't really look to Facebook as a lead generation tool... for me it's just social media that is part of my branding and exposure.

I had boosted a post for $30 and received 54 'leads' that I don't know how to use it.

Since I got hacker by someone on facebook I stay off it.

I have tried, and not sure if I am doing it correctly, but so far, no success.

What exactly you do with FB. What tools do you use to market yourself there?
