iPad is very handy, it was like my Swiss Army Knife tool for real estate. To me size matters, I use a BIG Mac Daddy one for investment presentations. When in real estate, the regular sized one was sufficient for e-contracts and of course for viewing the MLS.

(for CRE) I prepare a tour package for the client which shows our destinations, their relative locations and compare/contrast summaries, with room for notes. I will carry paper copies of MLS or portal listing myself on a clipboard with a legal pad. I will also have the same on my phone in case we need to zoom in or look at pictures. Lugging around a laptop just weighs me down.
For residential, I actually do something somewhat similar except without the summaries.

I make up a proposal which is sent to the potential client prior to the appointment. If they like what they see, they will call me to discuss it further. If not it only cost me a proposal. During the appointment I discuss the proposal, answer questions and provide an extensive valuation of the property. The valuation will form the basis of a pricing structure to successfully sell the property.
