Good neighborhood and a high privacy block wall in the back. Split floorplan and kitchen in the rear, NOT open to the living area. Stay the hell out of my kitchen when I'm cooking! I think that was more than one.

If only one ... it would have to be an attached two car garage.

I have 2 things that are not negotiable: Must have a basement, as I live in tornado alley and it must have access to a lake or river.  I am a water baby so it is a must for me.

It is all about empathizing with the needs of the buyer. For me I will take the beach.

Since I live in our ‘forever’ home aka retirement home I am happy with what I have even though it doeshave attached two car garage and master bath. 

For me it is the property itself (not necessarily the home), therefore location is most important, most anything else is fixable or "tear-down-able" and than custom build.

Master on the main for Ray...kitchen for me! We entertain all of the time and I love to cook so, my kitchen is muy importanté!

My kitchen and walk-in his & her walk-in closets. Also, I never buy a home without a proper foyer.

I don't like pools, so I avoid them as much as possible.  Security is the feature I will not negotiate on.

Everything is negotiable.

   Large yard or acreage.  Easy access to water that is deep enough to swim in. 

Location would be number 1. Then size, style, garage, pool or ability to have a pool. I am not scared of condition if priced right

The most important thing is that when you walk in a house, you realize that this feels it's Home. Yes kitchens, master bath, acreage and attached garage are also important, but other than acreage, those can be changed

Not sure I could keep it at one requirement - nice Master Bathroom, and a kitchen that has been updated along with a large garage.

The core features must be up-to-date. Roof, heating, A/C, wiring & plumbing.

Space (outside). John and I have owned three homes that we have lived in. The first two were on half acre lots, the current one almost two acres with farm land front and back. We didnt even really care what the house was like.-Kasey

Let's be clear, one can not NEGOTIATE the tangible assets of a house.

It asset is either present or is not not such as neighborhood, frontage  or garage. 

Negotiation comes into play when buyer preference identifies flooring or windows, etc as a issue.

The most consistent 'show stopper' I encountered is house with multi--floor levels. Those sunken living rooms of the late 70's are coming back to bite.

At this time in my life, we are looking for privacy more than anything else.

I can do anything to a house to improve it, I can't improve where I drive home to nor what I look at out my windows once purchased.

Location.  It's the only thing that you can't change.
