On one level it's six of one and half a dozen of the other... both turn over the same number of houses. I'd look for more history in each of these communities.... such as do some agents dominate in the community for many years.

The turnover in number of homes is the same with both examples. There are more variables to review before a decision can be made. It might be easier for the new agent to begin farming the larger subdivision-- more opportunities to build CRM and relationships.

Depends on their budget, it is cheaper to reach 250 homes than 500. My preference would be to reach 500 as the more eyes the better for future business

I go for the turn -over (with no brand loyalty); that's ripe for branding. The smaller size makes it more manageable for a newer agent too.

I would suggest option 2, marketing to this community will be less expensive and the other factors seem to balance out.

These numbers do not show the whole story of that farm, what kind of houses, what demographics, do they have an agent/broker who is actively farming/consistently selling there, etc.?

We need more data - 6% is not ideal turnover - you need 8%+ for effective farming. But, if 6% is best in the area, keep researching - are there dominating agents (25% or more sales) in either neighborhood?

The higher turnover area would always be my first choice and the fact it is smaller in this case makes it more manageable for a newbie to master.

I would need more information myself - the turnover % is not IMO a good enough reason to target - Avg DOM, saturation etc are also to be considered

I'm going to join the "needs more data" chorus.  Some points that come to mind

  • Do any agents dominate?
  • The turn over, is it throughout the year or clustered around events/specific months
  • Do the communities make it easier/harder to sell? (ie no open house signs, one is gated the other isn't)
  • Budget - hit 500 homes every 2 months or 250 homes each month with mailers?  Walk 500 homes in a year or 250 homes twice a year (door knock/door hangers/flyers/...)

All things being equal, I'd say it would probably be easier for a new agent to manage the smaller geographic area.  Since things are rarely equal, as others have brought up, those other factors need to be considered.

With same number for turnover for each area it's less effort and expense to focus on the 250 versus the 500...
