The turnover in number of homes is the same with both examples. There are more variables to review before a decision can be made. It might be easier for the new agent to begin farming the larger subdivision-- more opportunities to build CRM and relationships.

These numbers do not show the whole story of that farm, what kind of houses, what demographics, do they have an agent/broker who is actively farming/consistently selling there, etc.?

We need more data - 6% is not ideal turnover - you need 8%+ for effective farming. But, if 6% is best in the area, keep researching - are there dominating agents (25% or more sales) in either neighborhood?

I'm going to join the "needs more data" chorus. Some points that come to mind
- Do any agents dominate?
- The turn over, is it throughout the year or clustered around events/specific months
- Do the communities make it easier/harder to sell? (ie no open house signs, one is gated the other isn't)
- Budget - hit 500 homes every 2 months or 250 homes each month with mailers? Walk 500 homes in a year or 250 homes twice a year (door knock/door hangers/flyers/...)

All things being equal, I'd say it would probably be easier for a new agent to manage the smaller geographic area. Since things are rarely equal, as others have brought up, those other factors need to be considered.
