Anita Clark has some great recommendations.  I second the recommendation of Katerina and Tammy.  Both have proved very knowledgeable here.  I've seen several of Katerina's webinars (and I'm signed up for the upcoming one with Realbird) and I've always learned something.

Other than a WP site, which I would recommend first and foremost, my next stop would be a call to Tyler Zey over at Easy Agent Pro. I really like the look/feel of his sites and from what I hear their customer service is very good.

For WP, you cannot go wrong with reacing out to either Tammy Emineth or Katerina Gasset for pricing/assistance.

I use Virtual Results - I wouldn't reccomend them if I didn't think they hit all the boxes.  They are a wordpress platform. Designed by and for real estate agents and brokers and teams.

My site is a responsive website and very customizable. They give you a few pages and you can continue adding and adding pages. 99% of all the pics on my site are mine - same with the content. 

I have a limelight website and because I am in a small market VR agreed (years ago) to give me this exclusive design. Doubt they do that now!

I have a custom wordpress based website built by Global Graphics.  I designed it, told them what I wanted, and we worked together, made changes, corrections, etc, and they were very helpful.  I have full control over my site and change the content often.  You can't go wrong with wordpress.

I firmly believe that you need to have full control over your website. I highly recommend putting your domain on the wordpress.org platform and using a theme like Thrive that works well with IDX and also is easy to create funnels , forms, exit pop ups, quizzes, and super landing pages. You can get all of this for a very reasonable free, super low if you do much of it yourself. 

I would be more than happy to discuss your goals as that is very important, and to know who your target audience is, what your expectations are, are you going to drive traffic through ads or just want to blog and get organic leads? Before you commit, I suggest you do a little market research.

At your next open house purpose it for gathering behavioral data.

Ask those who visit to respond to your brief questionnaire.

One group of questions:

What website do you use most for your home searching?

Which website is #2?

What are the features you find most beneficial?

Regarding website #2, why would you not rate it a 10?

What do you find most distressing regarding the websites you have used? 
(the response to this will surprise you)

Now, from the active buyer responses, you know the function and features your website needs, not what vendors are selling.

Getting proper specifications is the hard part, coding is only 20% of the effort. So don't spend time on the wrong activity.

There are so many options, but I know many have Word Press sites.

depends on budget.  I have two sites, but one is an older URL at a point2agent site I've had for years.  pretty simple to customize and build landing pages. If you aren't overly tech savvy but want to do do it yourself and have a good bit of control I'd recommend taking a look at it.  Otherwise several folks can build you a very custom webpress where you have total control, but it's not always budget friendly.
