I have found great success in placing a announcement on the Active Rain Referral network.

Using the Leaderboard creates a situation that you can not tell if those listed are still active in the rain or even still in business.

However, the referral network will reveal those who are grinding because they will contact you.

By default, calling any Remax Broker in the area of the property will insure an experienced agent. No newbies in the balloon.
