Okay, Kyle -- I looked before answering and I have the same answer as Jeff Dowler -- like most/any insurance policy -- you won't likely know what you're missing until you don't have it(and need it).
Of course, if a buyer is obtaining a mortgage -- there's no choice when it comes to obtaining title insurance(it's required).
Study lots. Take practice exams. Good luck with your examination.

Interesting. . . here in Utah it is the law the seller provides title insurance. . . . so you can see liens and encumbrances against the property. Plus covenants and restrictions are benefical so you know what you are purchasing

One thing I've run into, though it's rare, is extreme restrictions on what they will insure for some commerial properties. I had 2 clients back out when titile insurance refused to cover enough to make them feel secure.

Kyle Beers You never know when there may be a hidden judgement or a mechanics lien. Title insurance is mandatory for the lender and the buyer should also buy it to protect them.
