I heard this a few years ago from our local appraisers.  Many experienced appraisers do not want to take time to supervise/mentor an apprentice because once they are fully licensed they leave & become the competition.

    Too much regulation, and as you said, steep entry requirements.

We are experiencing a bit of that this year, Andrew. The experienced folks are too busy to be mentors and the internship mandate (which I agree with) is difficult to fulfill unless you know someone.

We had a terrible situation last year with VA appraisers out as long as 4 months. It is much, much better now.

Our top area appraiser warned us of this a few years ago. Regulations require them to write a term paper now to explain everything. Plus they are taking a huge pay cut w/ a middleman involved.

Sometimes it's hard to schedule one, so that may speak to shortages. Agree about barriers to entry - established appraisers not willing to take on apprentices to keep competition low.

I have been seeing all of that for several years. This year alone 2 of our local appraisers are retiring and sick of the pressure from the AMC's. The new way of appraisers are coming from afar.

We are in good supply. I have spoken with a buddy that is in the trade and he has quit purchase work because of the nit-picking of work and pushback from lenders over reports. He has found a niche that keeps him busy with little question about reports, no pushback, and a lot less stress. I think the answer is in the entry reqs and the corporate culture once an appraiser turns out.

There is not enough money to be made esp FHA, VA, HUD type. An intern makes close to $100,000 at FB learning. Slightly less at Aapl.

Our sales have slowed, so delayed appraisals have now been more timely.   It will become a huge problem in the near future.

Costly out of town appraisers killing sales not knowing the comps is more like it. I agree, most appraisers here wont take on interns for fear of competition after a year.

I've had appraisers come from 3 counties away ... 1.5 hour drive one way. Tell me that appraiser really knows the market.  I think not. They cover too large of an area.
