When they ask for a brochure or fact sheet , I ask them what is it you're looking for . Listen to their answer (they've stepped into the web) and say

"I'll do one better. If you've CORRECTLY filled out the Sign In sheet , you will receive the Complete Photo Tour, Seller Docs and Complete MLS Printout by 7:00 TONITE !!!" 

Instead of the Sign In sheet being "A HAVE TO" it now becomes "A WANT TO"

As I don't do open houses the ratio is zero. And way back when I did do them I did not require registration. If someone was really interested they could find me. My job was to sell the home. Requiring all that registration doesn't benefit the seller, it benefits the seller's agent in generating leads to sell other houses to.

100% with an iPad...no sign in, no entry. Must use real e-mail or phone to be verified in real time as I send you the e-flyer...no more paper at opens...well that's how I'd do it if I were to waste my time doing opens.

I don't do opens. I also don't believe in chasing and begging for business, or attempting to dumb down a process in hopes to "trick" someone. If the home is on the MLS they will get all the information they want and they don't need to sign in anywhere to get it.  Good luck to you!

LOL!  Usually about 0%-5%.  It's not mandatory and the sign-in book is usually back with the flyers (neither are near the entrance).  If they're interested, they sign in.

 

I've done the drawing and the mandatory sign-in stuff before too.  Now I just don't care unless they're interested and serious.  Then we exchange info and go from there.

I like both offering a give away and having to sign up fo rmore info to get REAL buyers to sign up. The lookers will just look and put in fake names.

I don't worry about it. Many people already have agents so I don't need their contact info. Others sign their names but don't use correct contact info. if they're serious about buying the house, i'll hear from them one way or another.

Don't do open houses on fixed, narrow time frame. Audience is too busy and scattered for limited time of entry. Open house on demand videos work best and get re-toured over and over at all hours. Rugs take less of a beating too. More eyes, ears on the property, in and around the property with video.

We do not sign visitors is since in most cases, the names are ficticious. Yup; buyers are liars!

100%. I hand them my iPad as they enter. I use spacio for buyers to register. (It's a great paperless open house App)  All I need is their email address (although I also ask a few other qualifying questions) Spacio automatically provides me with their picture and social media profiles and gives them a score.

All visitors must sign -in.  It's not neogotiable. If I expect a huge crowd I will have extra sign in sheets and have another agent help me sign them in and escort them in and out of OH.

HA! I don't do Open Houses because I'm lucky to get 3-4 visitors. The most I've had was six and the majority had 1-2. It's not worth the trouble in my market.

If I remember to ask them to sign in, they all do it. I use my iPad, hand it to them, and they take care of it. They don't always put a real name/number though.
