The problem is low interest rate and good economy. There are many willing sellers but where can they go? Every thing looks like a house is sold with 4-25 offers. Median modest tract home price is around 1.3 mil. It has been that way even during the Great Recession here. Apple, Google, FB did not let go people. Need more highly paid employees H1B....
Inventory was about 1.5 mo during the Great Recession now 0.5 to .75 month for several years. Consumers have great confidence thinking it will go on forever.
