It decreased in July but in some communities we saw a modest increase in inventory for August, but some others saw a decline. Still very tight - averaging about 2 months

I see an increase of houses that linger on the market because their owners think that they can overprice their fixer uppers. The market is indeed hot and appreciating, but not totally irrational.

It depends.  On the individual area and price.  Overall, it remains a sellers' market but there are neighborhoods where inventory levels of homes for sale have risen dramatically.

The problem is low interest rate and good economy.  There are many willing sellers but where can they go? Every thing looks like a house is sold with 4-25 offers. Median modest tract home price is around 1.3 mil. It has been that way even during the Great Recession here. Apple, Google, FB did not let go people. Need more highly paid employees H1B....

 Inventory was about 1.5 mo during the Great Recession now 0.5 to .75 month for several years. Consumers have great confidence thinking it will go on forever.

Yes, inventory has been going up steadily since april/may, but only by a handful of houses a week.  Nowhere's near the volume to call it a balanced market.
