I presented a low-ball offer on behalf of a client. It was 30 or 35 cents on the dollar. The Seller (an investor) told me the offer was an insult; my client could go to H-ll, and would I please get out of his office.
An hour later he called me back and apologized for losing his cool. But the offer was dead in the road.

I've encountered those who wished to bar an entire office. Had to call legal and find out how/if, because it is a tightrope walk. Our MLS cooperation agreement requires that we make the property accessible to all members, and the seller has a right to decide what to do with their house. Legal told me to make showing instructions call first, special conditions and if that particular office contacted me, that I could then tell them that the seller has decided that they do not wish to allow access by that office. Then they can decide if they want to refer the buyer to someone else or simply not show the property. Something pretty bad had to go down for that to happen, but it's not the first time.

Okay perhaps I'm in a crankier shark tank area. This is not uncommon in Orange County. Seller has the right to say no to anyone showing their home and listing agent would then tell buyer's agent the seller says not access. Agents agree to cooperate through their Board but they cannot overrule seller's instructions.

Back in the day when competition for listings was fierce, agents would piss off potential sellers. Wasn't common to say "X realtor is not allowed" but not unheard of. A few months back saw in the agent remark in the MLS "Loans from X lender are worthless and will not be considered."

Sure. If an agent or a buyer "PO" a seller ... that can result is refusal. People do stupid, rude and inconsiderate things. A listing or a lockbox is not a right of unlimited passage. We enter people's homes ... their castles ... it it must be respected. If not, then they cancel their own ticket ... so to speak.
