I market to the ideal buyers.... builders.... builders buy land and your title should have a statement that a builder would use in the Google box to search for land..... I do it all the time.... your Avatar is a builder....think as a builder would think....
and Anita Clark is right.... aerial photography.... or at least an assessors map that outlines the lot.... "the eye buys" and drone photography is eye catching.... it may not be an investment that's worth it for one lot, depending on the list price.... but you MUST post an outlines assessors map...

Vacant land is so much harder to sell. I've sold residential lots in a subdivision, commercial lots on major highway, development land, you name it. The special thing I do? Get good walking shoes because I take potential clients all over the lot--which many agents don't. At the moment I only have one vacant lot listed on Highway 101 across from Ocean World in Crescent City, CA.

I would use a product like Zeemaps that allows you to put ballons around the land that show points of interest. You have dialogue boxes for those points of interest and the balloon for the land is set up for real estate. Drone photography also.

Here, the Positives are " no access easements to other properties, conventional drain field site approved, paved road, well already in, no or limited restrictions, fairly level, already in land use if it's 5+ acres, priced right, builder available, loan officer familiar with new construction, reliable high speed internet, underground utility lines, and make sure property corners and lines are clearly marked. I also stake drain field sites with t=posts, then slide a 5' lond piece of white PVC pipe over the t posts. People need help visualizing where they can set a house.
Negatives are: Alternative drain field site which requires maintenance contract and cost at least 3 times more than conventional sites, Restrictive covenants, easements, gravel roads, located in mountain overlay district, no well, steep, too much flood plain, traffic noise, airplane noise, too close to neighbors, no hi speed internet service available, overhead power lines.
Just to name a few.

Land is land, but push the potential with what can be done with the property. Also keep in mind what the County/City has specified in their Master/Comprehensive Plan and Zoning. All of these play together to successfully market vacant land.

I needed to be on my PC to answer this rather than my phone:
I do a lot of land. The marketing depends on where the land is and what type. For example, I have 2 large parcels that are somewhat remote and have mining claims - I have drone videos for those so people aren't getting lost out there in the desert before knowing what and where the properties are.
My commercial parcels, I use video with demographics/infographics and annotated maps to show where/what etc. We use WalkScore and ADOT Traffic Counts to demonstrate the desirability of the location. Also, I love BatchGeo (embedded in blog) for mapping!
For residential land, video about the community and its attractions . . .
And direct mail, blogging, reverse marketing etc . . .

I have a land listing for 5 years. 4 calls. Most want a basement bargin price if not near the coast. Wanting a paved road, septic survey wanting to pay sub basement price. As for land near the cost, it is close to zero that has not been built or developed. I would think Drone will work good on larger lots.
