Use Showing time, have it on my phone, I like it. It would work better if agents figured out how to use it effectively.

the office does use a showing service.... the team members love it.... they make use of whatever is available for them to make life easier....

We do not have this service available in my area. 

Shwoingtime is built into our MLS system and it is set up for all of our listings.

Our MLS offers ShowingTime as a membership tool (recently in the last few years) but we apparently are all set in our old ways of just calling the sellers direct to make an appointment that hardly anybody uses it. -Kasey

Fred yes we use showing time and it has shown to be time saving and I have a more complete record as to who is going in and out of home.

I used (Showing Time, I think) a few years ago. It was really good for me. The most significant time I showed one particular home over 100 times. The Seller did not believe me. I showed him the report to prove it. This home also was listed as "Listing Agent must accompany" and the home was quite a distance away for me and had high voltage power lines running across the lot.

Most of my listings now are vacant land, so I do not need this service now.

I do love ShowingTime.

There are some agents using these services but not many. I do not.

Yes, I use CSS.  There's a feature showing how many showings on an average for certain area and I can use it to compare with my listing.  Having said that, I haven'sed used that feature for a very long time as listings are sold within a day or two in my area, sometimes hours. 

Centrailed Showing Service is used by most Brokers in my MLS, I do use the feedback form but not particularly fond of it.

I use centralized showing.

All I find with showingtime on our MLS is nobody understands it and few people use it even though I try to use it on all my listings.

I use CSS, scheduling and feedback mostly, not all the features. 

Showing time is good, but i think there should be a way (Maybe there is) to adjsut their request or respond with more than yes or no.  Lets say they ask for showing tomoro at 2pm - I can only say yes or no,  2pm is not aviable, but 3PM is.  I haven' seen a way to type this in the response...

I have not, but larger agencies do and seems to work well!

CSS has been used by several large companies in Erie PA market with good feedback from agents & sellers

Agents in our area use the Centralized Showing Service.

I use CCS and love them.

Our office pays for CSS for all their agents.

My company uses ShowingTime.  It has too many great features to list.  I love that you can set up a tour or appointment online at any time of the day or night, can start to make a (fake) appointment to see what time slots are available (then cancel), can see which competitive listings are being shown--and by whom, ask for feedback, have a feedback or showing report for your own use or to show the seller, and much more.  My only criticism is that when agents call to make an appointment, sometimes the folks that answer the calls goof things up.

Oh, and I love that I (or my sellers) can approve appointments, or make them, on the fly from our phones.

Not offered out here and I'm NOT a fan of it.  The one agent who does (a "Hope you sell" agent none the less!) it was a pain in the ass to get an apointment set.  Would much rather talk to the agent than an answering service.  Unprofessional in my book!

NO, I've never used it or even considered it but now I'm curious.

I don't use these types of services, I prefer a more personal approach.  Of course, I'm not carrying dozens of listings - there are many different business models.  

I use showing time and LOVE them. They have done a great job for me. It saves times, gets instructions to showing agents instantly, tracks my showings and asks for feedback.

Yes, our MLS brings us showing time.  I use it for scheduling and occasionally feedback.

We use Showing Time in this market. I create my own feedback questions & use the various report options for my sellers each week.

ShowingTime and YES, I absolutely use it to the max, Fred! Buyers love having the tours texted to them or they'll use one of my iPads to view it. Notifying the sellers when you've left is also one of the perks that I LOVE - especially having so many sellers who work from home.

Our MLS has this but I do all confirmations myself.  That way I can get all the info to the showing agent that I want them to have.

We had a service associated with our company. In 2 weeks our Board is providing online CSS scheduling services to all our members and not charging the agents. The membership is excited.
