Floorplans I add, more wording for buyers with no abbreviations. Just reworded one explaining homeowners exemption. Sometimes I wonder if it makes any difference at all - they are just looking at the pics so they better be good.

All additional pdfs are added to the listing, including Disclosures, professional floorplan, survey, features list, etc. As much information as I can give, is definitely given!

when there is a room that's worthy of noting the size, we do... if all the rooms are average or LESS, it's not to the advantage of the seller to list that fact... that's enough to have a showing eliminated... and that's not reasonable...many potential buyers will overlook a limitation if another factor wins them over....we don't ever want to discourage a showing... and we DO add all the features and help the buyer's agent in anyway possible..

The more info you give, the more likely someone is to not want to see the house.  We use plenty of photos to highlight the house, but not every photo goes online.  We do not do floorplans, sizes, plat maps, etc. as they can lend to liability if they are inaccurate.

 

Certain features are put into the MLS, but every little feature is not as only the main ones are searched for.

We don't show room sizes in our MLS, although that would certainly be helpful information to include. 

I'd add as much as possible to help the right buyer get into that home quickly.

48 images per listing is excessive. Some agents do not even resize the images making it counter productive to post on small homes.
