I like to list on Wednesday evening or Thursdays just in time for weekends. But I never hold off on showings. What's the purpose of that? I can't imagine trying to explain to a seller why a home isn't showing once the marketing program has been put into efffect. Sellers don't care when a home is sold... they just want showings and offers. Why wouldn't you want offers immediately as you list? And I also don't do open houses, in any event.

I don't hold open houses because I'm working by referral, so I list when they are ready in some cases or as a preferred target date, Thursday. Open houses are not designed to sell a home in 2017 (as they were pre-1990's), they are designed to capture leads these days since the Internet and private showings are what sell homes in 2017, so that is your call on the "release date" strategy if you plan to host open houses.

Dan Capra - mid-week is best, Wednesday is what I prefer. This gives enough time to the listing agent for the Sunday Open House preparation.
There is no harm showing the house to the potential buyers - as long as the listing agent makes it clear that all the offers will be reviewed after the open house.
Remember, the listing agent should still present the offers to the sellers and the sellers may accept any offer prior to that deadline.

It really depends on the propriety and the location of the property. In general, I prefer to list on Thursday or first thing Friday morning. Most importantly, I want all reports and disclosures available at the time the property goes live on the MLS.

Dan ~ I prefer to activate a listing on Thursday so that there is enough time for it to syndicate to all the other websites with a Sunday open house. Per the rules of our MLS, once a property is in Active status it must be available for showings. Since contract review is generally a couple days after the open house, I want to get as many people into the home as possible and don't hold off showings at all.

In my MLS (thank God) we are not allowed to 'hold off' on listings. You put it in - showings start. We report anyone that does otherwise.
I think that mid-week is better in my circumstance. It seems on the weekends your Circlepix, etc never shows up on time. It's asleep on the weekends when you need the virtual tour. I don't do that anymore.

Not sure what you mean by "hold off showings". Once it is in the MLS, and on the Internet, it needs to be showable.
I like to have a "Grand Opening" open house the weekend that it comes on the market. But if a real estate agent wants to show before that, they are more than welcome.

Sometimes if a listing was signed that morning, we had lined showings that afternoon. We knew the owners wanted the space/building leased or sold ASAP. This is a conversation/discussion with each seller. It is not uncommon in our area that the showings will begin on either a broker caravan date(where the public can always attend) or an open house event. Often, there are offer guidelines in place(presentation dates, review of seller disclosures/reports prior to submitting an offer).
I suggest building interest that will best benefit my sellers which regardless of strategy chosen remains most important. As you will likely find with the answers - this can vary depending on location and the views of the agent.
