We are considered a small town market and most of the brokerages have store fronts. Occasionally a buyer or seller will walk in the door but the numbers have declined drastically over the last 10 years.

I have 4 offices, but few people ever walk in to any of them, seldom even have staff in them on a regular basis.

I did 25 years ago in NYC with Halstead Property. They moved to a corporate office on Park Avenue some years ago. I have always been in an office building in Charlotte, but once... and didn't actually see a whole lot of walk-in business at the one company that had more of a store-front.

Every area is different...there are brokerages that reward agents for home offices. Not sure that the either is applicable for every metro area.

I'm in a tourist town. About half our brokerages are store-front with a lot of walk-in traffic. What does that get them? A lot of looky-loos that will never buy. It mandates floor time and is primarily a time-waster. My office rarely gets a walk-in and we have as many sales as a store-front with 3x the agents. The world has changed and most serious lookers have been online long before they reach out to an agent.

At KW the walk in rate is 2% of transactions.  Current brokerage, close to nothing.

People find homes on devices, online go to open house and strike a deal. This is the current trend-DIU.

Fewer are looking buyer agents these days.

Prior to opening my brokerage, I did work in a storefront, no walk-in traffic at all except for tourists looking for someone to give them a tour of the city. I was rarely in the office and did not take any floor time. 
I also had a storefront when I opened my brokerage for a while, it was just a waste of money, no walk-ins. I now work out of my home office and love it.

I have not worked in a store front office ... in over 5 years.  Walk-ins were not common even 5 years ago. 

I am independent now.  I work from my home office and have do so even when I was affiliated with another brokerage.

I had an office in the apartment complex I managed but didn't work a storefront for the last 10 years of my career.  In 30 years I think I only secured 2 walk-in clients when I did work at a storefront.  Here's an article I wrote in October of 2016 on the subject: My Blog Was My Storefront.

The only store fronts that are truly successful in our area are those that are close to the beaches.  Otherwise, walk-ins seem to be a thing of the past.

I work mostly from home. My broker has a small office that now he rented out partially since no one ever comes there. Our meetings are digital and no one has a need to stay in the office. People do not walk in anymore.

Office buildings? How about totally mobile? I think the “store-front” can work well in certain communities. Only issue is cost as you are in a retail operation setting with commensurate higher rents. You may not be wanted by a landlord. We have a large builder of office and industrial park complexes and they are seeing the large cpa/accounting, attorney firms NOT seeking out office space.

 

In the right area a storefront would be very cool. But I’m inclined to seek out the office with multiple conference rooms, work areas  and lean expense when it comes to sticks and bricks. At KW we like to “lead with profit” and don’t covet the huge office space unless we have a full raft of agents to fill it. In a digital world stick and bricks are becoming more like buggy whips, or to keep it somewhat relevant, like an Ipod!
