Let them know about the conversation but, I always say, "I don't take any verbal conversation of Offers seriously - nothing is 'serious' until I have the written Offer in-hand. When I get that, you'll be the first to know!" 

That way, you've done your fiduciary and also not gotten their hopes up - oftentimes the agent 'thinks' the buyer is going to present an Offer but, they sleep on it and decide otherwise.

I don't believe we are obligated to share that info here in CA since we have nothing in writing.  It can backfire when that "offer" never materializes. But we might ask for direction from our sellers in the event this happens.

Debbie Reynolds I have learned the hard way to not say a word until I have a hard copy of the offer and the 1st deposit in my hand. Makes no sense to get the seller hopeful then bring them down. If I had a dollar for every verbal offer I've received that didn't materialize I'd be retired completely

I would tell my seller about the conversation, however I am not sure if I would tell them what they said about the amount they are going to offer. It would all depend on the agent if I knew them, our working relationship etc.

      I keep my Sellers apprised of anything that pertains to the listing of their property, including conversations with other agents.  But I tell the Sellers that talk is cheap, verbal means absolutely nothing; don't get their hopes up.

I learned a long time ago to say nothing until there's something in hand. Sellers get their expectations up and then they are dashed and some feel it's like you did something wrong.

Agents and buyers like to jerk the chains of others. They subconsciously are trying to establish their relevance in this world. I need not inflict their 'issues' on the owner of the house.

The currency I like to deal in is the facts. "Offer coming'" is a wish, not a fact.

My communication to a listing agent, in a similar situation is, "Don't let the seller accept an offer without calling me." 

That should communicate two things that the listing agent can effectively use.

 This is an example of our industry, by deliberate action, inflicting pain and creating distress that is completely unnecessary. When alternative methods of buying and selling real estate arrive, this example could be the POSTER CHILD of an industry fabricating its relevance. 

So, fellow Florida agents, should there be a reciprocal punishment for agents who run the "offer coming' flag up the pole and never deliver?

Seems like a oneway street on which the buyer has all the rights and the seller takes all the punishment. There must be a better way.

While i would prefer not to mention it until it has been received, I ask my sellers what they prefer;  some do not want to know anything about anything until it is received, while others are okay knowing about the conversation, understanding it may never materialize.

That's not an offer and doesn't need to be told to the seller who may get excited for nothing only to be disappointed later.

And for actual verbal offers, in all my listing agreements I have the box "withhold verbal offers" checked which allows me to not tell the seller based on my discretion.

I would wait until it's an official, written offer with the promised number; never know what might happen when buyers start crunching actual numbers. Might give seller general heads up that something reportedly migh be coming, details to be seen.

Verbal comments have little meaning. Tell the agent that you will be watching for the contract. Tell the seller when you have an offer in hand.

I would just tell seller that an agent said their buyer was going to make an offer, but to wait until they actually submit the details before taking it too seriously because buyers change their minds all the time. I don't think it's a duty since it's not an actual offer yet.
