Choose a broker for quality and ethics, with training and/or a mentor program, not because of the commission split. This is - but should not be - "on the job" training to some extent, which is a shame because we are "playing" with other people's money until we figure it out. Find a broker who can provide a mentoring program and or agents in the office who are amenable to allowing a new agent to shadow them.
Understand that this is a business which requires an investment of time AND money; this is no different than if you decided to run any other kind of business - you need capital for marketing and expenses (business and living), so figure out a budget from the beginning.
Learn the market and learn the contract. Learn everything you can.
Figure out how you are going to get business - online? paid leads? friends and family? door knocking? What resonates with you? Make a plan. If your broker pushes a way of prospecting that is not YOU, find another broker or find a way to make it work for you.
Above all things, remember your biggest competitor will always be yourself.
