When I was a brand new agent I was thrilled that the top agents asked me to handle their open houses. I got a lot of buyers over the course of time for helping other agents out!

Yes, it is done. There are people in my office that offer $50 for each sitting as an example.

Start picking better houses! Look for the most selling price range in the most popular town. Don't just do a house because someone wants you to. Do what's possibly more prosperous for you also.

I pay my assistants to do them for me. I guess if agents are paying for other agents in their office to do the open houses, the buyer leads that come through would be given to the LA?

Typically new agents just hold the listings open, hoping to get a non-represented buyer. This happens often. I have never heard of the listing agent paying for the agent to sit the home.

Wow..haven't heard of this one..usually agents are thrilled to get the opportunity to hold an open house for the opportunity to be in front of an audience without going through the process of obtaining the listing! In-fact grateful for the opportunity!!

Is it done? Yes, but not usually, it was actually kind of rare in my real estate life experience. If you can get paid to host, than more power to you. Not being paid to host wouldn't be a concern for me personally, I'm thinking of the main course.

There are all kinds of business models.  This wouldn't be something I would recommend unless you can bring something of value that no one else can.

There are usually agents in an office who want to hold open house events for FREE. I would wonder about the house, the location and the list price if there was pay involved.

no one should be charging anyone.... the new agent must be trained and shadow the listing agent once through an open house event... then the agent, if he/she feels comfortable with it, could host an open house.... have a sign in sheet and work the visitors who do not have an agent ..... that's their paycheck!!

In my hood you can get plenty of agents who would do it for free. Newer agents who just joined your broker are desperate for new leads, but do train them.

When I was new I begged agents to let me do open's.  If anagent says they will do an open onone of my listings, they get the new walk-ins and that is it.  If they ask to be paid, they won't be sitting in my listing.

I have not seen anyone pay a new agent to work an open house. It is an opportunity for the newbie to get prospects and build a book of business.

I see it done all the time, and the agents (both listing and newbies) doing so are typically breaking the rules, as any money an agent receives from any real-estate-related activities need to be run through their agency.... and paid by their agency.

I seriously doubt they've done this... and agent/agencies turn a blind eye.

Charging to hold a house open?  I'd hang up on them very quickly!  Out here it is done because the requesting agents want to get buyer business.  Always offered for free.

There are enough agents who see the value in finding clients through open houses, that I dont think any would offer payment for someone to do it, unelss the sitting agent would refer all the potential buyers to the litsing agent, etc.  

I ahve not heard of this in my area.

Although, I did see someone , who was not an agent, just sitting in a chair reading a book and said... feel free to walk around. I just open the door. Thanks,

$50 an OH.  Many agents have trouble getting agents or newer agents to do open house esp in not good area. You meet home less people. People say they want to buy gave you their 555-1212 as their contact.   It is another way to thank the agent for the trouble to free you up.

Brenda McCann you state you "have held approx 3 a month over 6 months with negative results."

By now you should have picked up many buyers and closed at least 3 or 4 transactions resulting from open houses.  You also should have added 20 to 30 people to your database who should be on drip campaigns.

Does your company or your broker have training on how to generate leads from open houses? There is a right way to do open houses.

Sometimes listing agents offer to pay new agents for holding open houses for them. I've never seen a new agent ask to be paid.

Did the listing agent ask you to hold the open house in the first place or did you volunteer to rustle up some leads? If you hold an open house are the leads yours? Is that not sufficient compensation? I wouldn't pay anyone to hold an open house for me... why should I when there are plent of agents who would do it for free to generate leads.

The most likely outcome is the 'LISTING AGENT' will charge the newbie for this opportunity to build the newbies list. 

I can not ever foresee the listing agent paying the newbie unless driven by conflicting obligations. THEN the split will make that more palpable.

I would not pay an agent for that service.  Most new agents are tickled for the opportunity to host an open ... and may offer to pay the listing agent for the privilege of doing so.  This comment might change in a different market ... it applies to my maket.

Most new agents are happy to do it for free in order to get prospects.  If they can get paid, more power to them.  That said, if I had been inclined to pay someone to do an Open, I would want to know they are good at it... not just a couch potato filling up space.

And if the showing agent gets a buyer, does the listing agent get the full commission? Seems the Open House agent can't have it both ways. Kind of similar to Redfin paying associates $160 to hold an open house.
