Yes, I have. In the past three years, my own home warranty has:
- Replaced to A/C units for a total cost to me of $200
- Replaced a $3,000 GE Advantium Oven for $100 cost to me.
- Repaired the built-in downdraft on my professional Viking cooktop (about 4 hours of labor at a total cost to me of $100).
- Repaired cooling function on my fridge at a total cost of $100 to me.
There was more, but that is all I could think of. My warranty has more than paid for itself. And I haven't even gone into what has been done for my clients (when they remember to actually use their warranty).

Actually, yes. I have had clients who have had several thousand dollars in claims paid, as a matter of fact. I had a listing a couple of years ago where the seller took out a home warranty to convey with the home as well as cover them while it was on the market.
Fortunately, we had a pre home inspection done, as well, so they could get repairs done before it went on the market because two days after the warranty went into effect, the boiler malfunctioned and although it took the warranty company rep some effort, after they intially denied the claim, they eventually paid up. In that case, we were lucky we had the home inspection report showing the boiler was in working order earlier, although they never asked to see it.

I've had new water heater & circulation pump plus serious AC repair work on my house. $75 for all. I don't use AHS because they are the worst at paying claims.

To my knowledge, they do not "pay claims" in the sense of cutting checks, homeowners does that, they make repairs and replace appliances and in that vain, yes, a few times. AHS. They are sometimes a multi-visit process, but my clients use them successfully from plumbing to HVAC to new appliances when repairs are not an option.

The one that my clients mostly use is Old Republic. I get quarterly notifications of repairs paid. They replace HVAc, appliances, water heaters, big ticket items. I have never had a client complaing that the warranty company refused to pay a claim.
